Roof Replacement Cost Calculator

Roof replacement cost on a 2,000 sq ft single-storey house in Atlanta models at about $13,945, with a range of $10,497 to $17,392. The reason quotes look incomparable is that your house is 2,000 square feet and your roof is 2,446: a 6:12 pitch and a 12-inch eave overhang add area that no floor plan shows. That is 24.46 roofing squares, which is the unit a roofer bills. This calculator shows all five steps of the conversion instead of hiding them.

The one input that changes the answer for you.

The figure on the listing or the tax record. It is the area of the house, not of the roof, and step 1 above turns one into the other.

Two storeys means half the footprint and roughly half the roof. It is the single biggest reason two houses of the same square footage get very different quotes.

The default on most two-storey houses. Still walkable for a roofer, but not comfortably.

How far the roof projects past the wall. It adds roof without adding house, and nobody counts it when they estimate from a floor plan.

Laminated, heavier, and what the overwhelming majority of American re-roofs use. The default on this page.

The commonest real roof. Hips make almost the whole perimeter an eave and more than double the run of cap, while the ridge you can actually vent gets short.

A roof with two layers is stripped twice, and every layer is weighed at the landfill gate. Zero means the new covering goes over what is already there.

Rot is found after the covering comes off, never before, which is why an honest quote carries a per-sheet price rather than a number. Ten per cent is a common allowance.

Skylights are holes in a walking surface, which is why the federal fall-protection standard names them, and they are where a re-roof most often leaks afterwards.

The chimney, and the age of the house

Everything else the crew touches

These are the lines that separate two quotes on the same roof. Each one is priced in the breakdown below rather than folded into a rate.

1 / 7

The figure above is already calculated. Each step just makes it more yours, and you can stop at any of them.

Your house is 2,000 sq ft. Your roof is 2,446 sq ft.

Roofers bill in squares of roof, not square feet of house, and the two are never the same number. Every step below is arithmetic you can check.

  1. 1 · Heated floor area 2,000 divided by 1 storey = footprint2,000 sq ft
  2. 2 · Plus a 12-inch eave overhang all round = roof in plan2,188 sq ft
  3. 3 · Times the 6:12 pitch multiplier, 1.1180 = real roof surface2,446 sq ft
  4. 4 · Divided by 100 = squares, the unit of the trade24.46 squares
  5. 5 · Plus 12% cutting waste = squares actually bought27.40 squares

That works out at $5.95 per square foot of roof, or $7.27 per square foot of house. The second number is the one quoted everywhere and it means very little on its own: it moves with pitch, storeys and overhang while the roof stays identical.

What the roof shape buys: hips, a valley or two, a dormer

Area is only half of a quote. The shape decides how many feet of edge, cap, ridge and valley get bought, and those are five different lengths rather than one.

Total edge
192 lf
Eave
163 lf
Cap run, ridge plus hips
127 lf
Ridge you can vent
21 lf
Valleys
42 lf

The cap run and the ridge you can vent are deliberately two numbers. Cap folds over every hip as well as along the ridge; a ridge vent can only go into the horizontal ridge. On a hipped roof that gap is wide, and treating the two as one length is how the same run of cap ends up charged twice on a quote.

Stripping it, or laying over the top

You have 1 layer coming off, which is part of the $14,547 above. The same house overlaid instead, with nothing stripped, models at $11,263. The gap is the tear-off hours, the tipping fee, the truck, the deck work, the underlayment and the ice membrane, none of which an overlay gets. Whether your jurisdiction allows another layer on this roof is a question for your building department.

Where these numbers come from

Labour rates by area
BLS Occupational Employment and Wage Statistics, May 2025, for roofers, carpenters, construction labourers and heavy truck drivers in your metropolitan area. Retrieved 2026-08-20. Benefit load from BLS Employer Costs for Employee Compensation. BLS publishes wages, not productivity, so every hours-per-square figure on this page is our estimate and is labelled as one on the line that uses it.
Fall protection is a legal cost, not a surcharge
OSHA 29 CFR 1926.501, Duty to have fall protection requires that each employee on a walking or working surface with an unprotected edge six feet or more above a lower level be protected from falling, and the same standard covers holes, skylights included. Every residential roof clears six feet, which is why anchors, lifelines and staging are a visible line here rather than something folded into an hourly rate. What that equipment has to meet is set out in OSHA 29 CFR 1926.502, Fall protection systems criteria and practices. Both retrieved 2026-08-22.
The truck that takes the old roof away
The haulage rate is FEMA cost code 8720, a class M2 dump truck, from the FEMA Schedule of Equipment Rates, retrieved 2026-08-21. That published rate explicitly excludes the operator, so the driver’s hours are added separately from BLS wage data rather than hidden inside the machine rate. The landfill tipping fee is the one line on this page that geography moves and our model does not: the regional index adjusts hours, because hours are what BLS publishes by area, and a gate charge per ton is not anybody’s time. Its band is wide enough to hold both ends of the country, and you should read the top of it in an expensive metro.
Lead-safe work on a house built before 1978
EPA, Lead Renovation, Repair and Painting Program states that in 1978 the federal government banned the sale of lead-based paint for use in homes, that approximately three-quarters of US homes built before then still contain some of it, and that anyone paid to perform work that disturbs paint in pre-1978 housing must be certified in lead-safe work practices. A re-roof disturbs painted fascia, soffit and trim. The pamphlet the firm has to hand you before it starts is EPA, Renovate Right, and the rule itself is 40 CFR 745 subpart E, Residential Property Renovation. Retrieved 2026-08-22. This is routine certified-renovator work and it is priced as such; lead paint abatement is a different activity and is excluded.
Why the same shingle costs different money in different colours
EPA, Using cool roofs to reduce heat islands states that a cool roof absorbs and transfers less heat from the sun to the building compared with a more conventional roof, and that a high solar reflectance is the most important characteristic in how well it does so. Reflective versions exist across every covering priced here and they sit at the top of their bands, which is part of why those bands are as wide as they are. Retrieved 2026-08-22. Where the roof has skylights, ENERGY STAR, Windows, doors and skylights is why the right unit in Minnesota is not the right unit in Florida: the criteria are certified by the NFRC and vary by climate zone.
The 25% rule: the shape of it, and no number
There is no citation in this block on purpose. The threshold above which a roof repair stops being treated as a repair lives in the code for existing buildings that your jurisdiction has adopted, and that text is copyrighted by the code council. We do not reproduce it, we do not link a copy of it, and we do not publish our own version of the percentage or the period it is measured over, because doing either would be rebuilding somebody else’s text. Your local building department is the authority on which code applies to your address, what the threshold is, and what it triggers. The same applies to whether another layer may be laid over your existing roof.
Where this page stops and the attic begins
This calculator covers the roof plane from the outside: deck, membranes, edge metal, covering and cap. Attic insulation cost covers the same plane from the inside, with different materials and a different trade, and the two models do not share a single line item. Gutters come off for a re-roof and go back on, and they are priced on gutter replacement cost rather than duplicated here, because the same number kept in two places drifts apart. Below 300 square feet of house the calculator prices nothing at all rather than adding up fixed costs on a job that is not a re-roof.
Insurance and tax credits: what this page will not tell you
We do not model what an insurance policy pays and we will not guess at it. What your policy covers is written in your policy, and your insurer is the only party who can tell you how it applies to your roof. These figures are what the work costs, which is a different question from what anyone will pay towards it. On tax, the only thing stated here is the published deadline: the Energy Efficient Home Improvement Credit could be claimed for improvements made through 31 December 2025, so work carried out in 2026 does not have it available. Which improvements ever qualified is a reading of the rules that a tax professional should make, not this page.
Material prices
Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

Contractor overhead and profit applied at 33–43% over direct cost. Data last reviewed 2026-08-22.

What this figure does not include

Permit fees and inspections
Most jurisdictions require a permit for a full roof replacement, and many require a mid-job deck inspection before the covering goes back on. Fees are set locally, range from nominal to a percentage of the job value, and have no national source. They are excluded rather than averaged.
The "25% rule" and what your building department does with it
The question is real and the honest answer is that the number is not ours to give. Codes for existing buildings set a threshold of damaged or replaced roof area above which a repair stops being treated as a repair, and the roof section has to be brought up to current code — which can mean new underlayment, new deck fastening or a secondary water barrier. What that threshold is, over what period it is measured and what exceptions apply are written into the code your jurisdiction adopted, and that text is copyrighted by the code council: we will not reproduce it and we will not invent our own version of it. Your local building department is the authority on which code applies to your address and on what it says.
Box vents, turbines and powered attic fans
This model prices continuous ridge venting and the soffit intake that makes it work. On a hipped roof with very little horizontal ridge, the usual answer instead is a row of static box vents or a powered fan, quoted per unit locally. How many a given attic needs comes from a ventilation ratio in the building code, which is copyrighted text we do not reproduce, so we price the ridge route we can measure and leave the alternative to your roofer.
Gutters, downspouts and fascia replacement
Gutters usually come off for a re-roof and go back on, and rotten fascia is often found at the same time. Both are separate trades with their own unit prices and are not included here.
Attic insulation and air sealing
Insulating the underside of the roof deck from inside the attic is a different job with different materials and a different trade. It is priced separately on /attic-insulation-cost. That page insulates the roof plane from the INSIDE; this one covers it from the OUTSIDE, and the two do not share a single line item.
Structural repair to rafters, trusses or ridge
This model prices sheathing replacement by the sheet. A sagging ridge, a cracked rafter or a truss modified by a previous owner is structural work, usually needs an engineer to specify it, and is outside a roofing quote.
Lead paint abatement
The lead-safe work practices required by the EPA renovation rule on a pre-1978 house are modelled above, because that is routine work by a certified renovator. Abatement — deliberately removing or permanently enclosing lead-based paint — is a different activity under different rules and is not priced here.
Asbestos-containing roofing
Some older roofing felts, mastics and cement shingles contain asbestos. Identifying and handling them is regulated work, it is quoted by a licensed contractor after testing, and the authority on what applies where you live is your state environmental or labour agency. None of it is part of any figure on this page.
Solar panel removal and reinstallation
Panels have to come off before a re-roof and go back on after, usually by the solar installer rather than the roofer, and the price depends on the array and the mounting system.
Insurance
What your policy covers is stated in your policy, and your insurer is the one who can tell you how it applies to your roof. This site does not model coverage and will not guess at it. These figures are what the work costs, which is a different question from what anyone will pay towards it.
Federal tax credits
The IRS states that the Energy Efficient Home Improvement Credit could be claimed for improvements made through 31 December 2025. Work carried out in 2026 does not have that credit available.

Questions people actually ask

How much does a 1200 sq ft roof cost?

The question hides two different numbers, and on these defaults the one you mean changes the answer by $1,441. If 1,200 square feet is the house, its roof is bigger than that: at the default 6:12 pitch with a 12-inch overhang on a hipped roof it works out at 1,505 square feet, 15.05 roofing squares, and about $9,574 in Atlanta with a range of $7,145 to $12,003. On a shallower 4:12 simple gable the same house has 1,419 square feet of roof and models at about $8,554. If instead you have measured the roof itself at 1,200 square feet, that is 12.00 squares, and it comes out at about $8,133 with a range of $6,042 to $10,224. Ask any roofer which of the two they quoted, because they will have measured the roof.

How much is a roof on a 2000 sq ft house?

About $13,945 in Atlanta if those 2,000 square feet are all on one storey, with a range of $10,497 to $17,392. The same 2,000 square feet spread over two storeys is a different roof entirely: the footprint halves, the roof falls to 1,268 square feet, and the figure drops to about $8,693. That is a gap of $5,252 between two houses of identical floor area, and it is why a price per square foot of house is close to meaningless. What is being bought here is 24.46 roofing squares in the first case and 12.68 in the second, plus the eave, the cap run and the valleys that the roof shape decides separately from area.

How much should a 1500 sq ft roof cost?

On the same assumptions as the rest of this page — a single storey, a 6:12 pitch, a 12-inch overhang, a hipped roof with a valley or two, architectural asphalt, one old layer stripped and ten per cent of the deck replaced — 1,500 square feet of house carries 1,859 square feet of roof, or 18.59 squares, and models at about $11,229 in Atlanta, with a range of $8,413 to $14,046. Move the pitch, the storey count, the overhang or the shape and that figure moves with them, which is what the calculator above is for. Anything below 300 square feet of house is not priced at all here, because the fixed costs of a re-roof applied to a shed produce a believable figure for a job that does not exist.

What is the 25% rule for roofing?

It is a threshold in the building code for existing buildings: above a certain share of the roof area being damaged or replaced within a set period, a repair stops being treated as a repair and that roof section has to be brought up to the code in force now, which can mean new underlayment, a new deck fastening pattern or a secondary water barrier. What the share is, over what period it is measured and which exceptions apply are written into the code your jurisdiction has adopted, and that text is copyrighted by the code council. We will not reproduce it and we will not invent our own version of it, so this page gives you the shape of the rule and no number. Your local building department is the authority on which code applies to your address and on what it says.

What is the cheapest option for a new roof?

Laying 3-tab asphalt over the existing covering rather than stripping it. On the 2,000 square foot house used above, a simple gable overlaid in 3-tab with no chimney work, no ice membrane and no deck allowance models at about $7,751 in Atlanta, against $13,945 for the default job. The saving splits in two, and it is worth splitting: the same overlaid roof stripped instead of overlaid is about $9,825, so roughly $2,074 of the difference is the tear-off, the tipping fee, the truck, the deck work and the underlayment, and the rest is the cheaper shingle and the simpler roof. What the lower price buys you out of is a deck nobody has looked at and a membrane that cannot be fitted over old shingles. Whether another layer is permitted on your roof at all is a question for your building department.
