Window Replacement Cost Calculator

Window replacement cost for 10 standard vinyl inserts runs about $11,137 in Atlanta, or $1,114 a window, in a range of $6,380 to $15,895. The fork that decides your bill is not the brand: it is insert against full-frame. The same 10 openings, cut back to the framing and rebuilt inside and out, come to $19,068, or $1,907 a window. Enter your ZIP code and every hour reprices to the published wage for your own area.

The one input that changes the answer for you.

Openings, not square feet. It is the unit this trade quotes in, and the per-window figure falls as the count rises, because the rigging is paid for once.

How the window goes in

The single answer that moves this estimate most. If the existing frame is sound and square, an insert is the honest choice; if water has been getting in for years, only the other one finds it.

The default of the American replacement market. Cheapest, no painting ever, and the frame is fatter than the others for the same glass area.

A double-hung of roughly 3 ft by 5 ft. This is the size every published per-window figure quietly assumes, including ours.

ENERGY STAR criteria are based on NFRC-certified ratings and vary by climate zone, so the glass package this buys is not the same in Minnesota as in Florida. Pick your zone below and the figure changes with it.

Heating still dominates, but the U-factor target is reachable with a good double-glazed unit rather than a triple.

The easy case and the one every published per-window figure assumes. Stops and parting bead pry out, the sashes lift out with them, and the pocket is ready.

Only the insert hours move with this, and the three factors are our estimate: 1 for wood, 1.3 for aluminium, 1.9 for a steel casement.

Staging is rigged once and then walked along the wall, so this count buys one rig-up and a move per upstairs window, not a setup for every window in the house.

Glass near a door, low enough to walk into, beside a bath or in a stairway. Your building department decides which ones, and no supplier ships an uncertified unit into a location the code names.

The rest of the job

The last three exist only on a full-frame job, because an insert never opens the wall or the interior casing in the first place.

The figure above is already calculated. Each step just makes it more yours, and you can stop at any of them.

Same 10 openings, same window, same answers to everything below. Both jobs are sold with the same sentence, and only one of them cuts the cladding back, sets a sill pan, laps the housewrap over the head flashing and rebuilds the trim on both faces of the wall.

What the label buys, and what the hour costs

The glass here is the ENERGY STAR package for the North-Central zone. ENERGY STAR criteria are based on NFRC-certified ratings and vary by climate zone, so the badge is not one specification: on this job the four zones run $10,887 to $11,912, and the label costs $1,175 over builder-grade glass.

No ZIP code yet, so the fitting hours are billed at national rates: $53–$57 an hour, built from a BLS national median of $27.44 for glaziers. BLS publishes that occupation in only 194 of the 530 areas in this index, so for most ZIP codes the local figure comes from the construction group instead, and this box will say so once you enter one.

Where these numbers come from

Labour rates by area, and which wage you are actually getting
BLS Occupational Employment and Wage Statistics, May 2025, retrieved 2026-08-20, with the benefit load from BLS Employer Costs for Employee Compensation. This page cannot promise you a glazier wage and does not pretend to. BLS publishes glaziers (SOC 47-2121) in 194 of the 530 metropolitan and non-metropolitan areas in this index. Where it exists, that is the wage used; in the other 336 areas — Atlanta among them — the calculation falls back to the wider BLS group for that same area, Construction and Extraction Occupations (SOC 47-0000), and the calculator says which of the two it used on screen. The carpenter (47-2031) is published in 526 areas and the drywall installer (47-2081) in only 209. The hours are ours: BLS publishes what people are paid, never how long a job takes.
ENERGY STAR is not one specification
ENERGY STAR, Windows, doors and skylights publishes that performance criteria for windows and skylights are based on ratings certified by the National Fenestration Rating Council and vary for each of the climate zones it maps. Retrieved 2026-08-22. That is why the zone is an input here and not a footnote: in the Northern zone the criterion that bites is the U-factor and in the Southern zone it is solar heat gain, so the same badge buys a different window. What the glass package adds at the order desk is our estimate, published with its band, because no national price list for a glazing option exists.
Homes built before 1978
EPA, Lead Renovation, Repair and Painting Program states that the federal government banned the sale of lead-based paint for use in homes in 1978, that approximately three-quarters of US homes built before then still contain some of it, and that anyone paid to perform work that disturbs paint in pre-1978 housing must be certified in lead-safe work practices. Retrieved 2026-08-22. The rule text is 40 CFR 745 subpart E, and EPA’s Renovate Right guide is what a certified renovator hands the homeowner. A window is where that paint was worked hardest, which is why this switch adds hours and materials rather than a percentage. Lead paint abatement is a different activity and it is excluded below, with no figure at all.
Working above the first floor
OSHA 29 CFR 1926.501, Duty to have fall protection is the general construction rule that each employee on a walking or working surface with an unprotected side or edge six feet or more above a lower level is protected from falling. Retrieved 2026-08-22. Which standard governs a particular setup — a scaffold, for instance, is covered by its own subpart with its own trigger height — is determined by the contractor and their competent person, not by a cost page. What is not in doubt is that the plank, the jacks, the anchors and the harness are paid for, which is why they are a line here and not an omission.
Hauling the old windows away
FEMA, Schedule of Equipment Rates 2025 (in effect for declarations on or after 1 July 2025) publishes cost code 8720, a dump truck, at $55.28 an hour. Retrieved 2026-08-21. FEMA states that its rates do not include the operator, so the driver’s hours are added separately from BLS wage data instead of being counted twice inside the machine rate. The tipping fee beside it is an estimate with a band, because no national schedule of landfill gate fees exists to adjust against — and the volume is not flat either: a full-frame tear-out counts three and a half standard-window-equivalents of debris per opening against one for an insert.
Tax credits: one date, and no reading of the rule
These figures are gross costs and nothing is netted off them. The IRS Energy Efficient Home Improvement Credit page states that the credit could be claimed for improvements made through December 31, 2025, so for work carried out in 2026 it no longer applies. Retrieved 2026-08-22. That is a published fact about a date and nothing more: we do not interpret which improvements qualified, and what your own return should say is a question for a tax professional.
What this page will not tell you
We publish no retailer or national-brand installed price, because we have no source for one, and no seasonal discount, because no publishable source for seasonal window pricing exists either. We also do not model energy savings: what new windows save depends on the house, its equipment, the climate and the fuel price, and a payback number that ignores those is a sales aid rather than a calculation. The method page sets out where the model is weak, and the window replacement dataset publishes every unit price and quantity rule behind these figures as a plain table.
Material prices
Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

Contractor overhead and profit applied at 33–43% over direct cost. Data last reviewed 2026-08-22.

What this figure does not include

Lead paint abatement
This calculator prices lead-safe work practices under the RRP Rule: containment, wet work, HEPA vacuuming and cleaning verification by a certified renovator, which is what routine window work in a pre-1978 home legally requires. Abatement — deliberately removing or permanently enclosing lead-based paint — is a different activity with different certification, and it is not budgeted here at any figure. Putting a low number against it would be worse than putting none.
Asbestos-containing glazing compound and caulk
Older glazing putty and window caulk can contain asbestos. Nothing here budgets for testing it or for the licensed work that a positive result triggers. It is a separate job with separate rules and it has to be looked at before anyone starts pulling sashes.
Changing the size or shape of the opening
Enlarging a hole, adding or resizing a header, cutting in a new egress window, or converting a flat window into a bay or bow is structural work. It is not a window replacement, it is a framing job with a window in it, and the price has almost nothing in common with these figures.
Repairing the wall beyond the opening
The sill and jamb repair line covers rot found in the opening itself. Water that has run down inside the wall and reached the sheathing, the band joist or the framing below is a bigger repair and it needs looking at, not estimating from a web page.
Siding, stucco and masonry repair
A full-frame replacement cuts into the cladding. Putting back lap siding around new trim is inside the carpentry here; matching stucco, repairing brick veneer or replacing damaged fibre cement is not, because the cost depends entirely on what the wall is made of and how well anything new can be matched to it.
Permit fees and historic district review
Many jurisdictions require a permit for window replacement, and a house in a historic district may need its window design approved before it can be ordered. Fees and review timelines vary by jurisdiction with no national source, so they are excluded and declared rather than averaged into a number that would be wrong everywhere.
Federal tax credits
These figures are gross costs and nothing is netted off them. The IRS states that the Energy Efficient Home Improvement Credit could be claimed for improvements made through December 31, 2025 — so for work carried out in 2026 that credit no longer applies. That is a published fact about a date, not tax advice; what your own return should say is a question for a tax professional.
Seasonal pricing
People ask what time of year windows are cheapest and we are not going to invent an answer: there is no publishable source for seasonal window pricing, so this model carries no seasonal factor at all. What is real, and is on the product data sheet of every can, is that foams and sealants have a minimum application temperature, and that a winter installation leaves the opening open to the cold while the work happens. That is a constraint on how the job is done, not a discount.
Retailer and national-brand installed pricing
We do not publish what a big-box chain or a national brand charges for a fitted window, because we have no source we can cite for it and a number without a source is a guess with a logo on it. What this page gives instead is the labour at an official BLS wage adjusted to your own area — the glazier wage where BLS publishes one, which is 194 of the 530 areas in our index, and the construction and extraction group for your area where it does not. That is the figure any quote can be measured against, and the page tells you which of the two you are looking at.
Impact-rated and hurricane glazing
Coastal jurisdictions require windows tested for wind-borne debris, and that is a substantial per-window upcharge on top of everything on this page. It is excluded rather than averaged in because it applies to a minority of the country and folding it into a national figure would make every inland answer wrong. Whether your address is inside such a zone is set by your local building department, and it is the first call to make before ordering anything.
Measuring and site survey before the order
Somebody has to measure every opening individually before anything is ordered, because rough openings in the same wall are rarely the same size. That hour or two is inside the contractor overhead applied to this estimate rather than shown as its own line, and it is named here so it is clear it was not forgotten. What it buys is the difference between ten windows that fit and ten windows that have to go back.
Interior window treatments
Blinds, shades, shutters and curtain hardware come off before the work and rarely go back on unchanged, because a replacement window sits at a different depth in the opening. Refitting or replacing them is separate work.
Energy savings
What new windows save depends on the house they go into, the equipment that heats and cools it, the local climate and the price of the fuel. This page prices the work; it does not model a payback, because a payback figure that ignores any of those things is not a calculation, it is a sales aid.

Questions people actually ask

How much does Home Depot charge to replace a window?

We do not publish what a big-box chain or a national brand charges for a fitted window, because we have no source we could cite for it, and a number without a source is a guess with a logo on it. What this page gives instead is the same job priced from published wage data, which is the figure any quote can be measured against. In Atlanta a single vinyl insert with builder-grade glass on the ground floor models at about $903 all in, of which roughly $96 is the two hours of fitting; the billed hour there is $46 to $50. Ten of the same window come to $11,137, or $1,114 each. One caveat about that hour, and it is the one most cost pages get wrong: BLS publishes a glazier wage in only 194 of the 530 areas in this index, and Atlanta is not one of them, so the rate falls back to the construction and extraction group for that same area. The calculator names which of the two you are looking at.

Is it worth replacing 20 year old windows?

This page prices the work and deliberately does not model what new windows save. That depends on the house, on the equipment that heats and cools it, on the local climate and on the price of the fuel, and a payback figure that ignores any of those is a sales aid rather than a calculation. What the model can tell you is which job you are being sold. If the existing frames are sound and square, ten inserts in Atlanta model at $11,137, about $1,114 a window. If water has been getting into the sills, an insert cannot find it and cannot fix it, and the full-frame job that can is $19,068 for the same ten openings. What comes out matters too, because it is hours rather than goods: an aluminium slider that has to be unscrewed and cut free of the cladding takes the same ten openings from $11,137 to $11,424, and a steel casement cut out in pieces takes them to $11,998.

What is the average cost of replacing 10 windows in a home?

Ten standard vinyl inserts with an ENERGY STAR glass package for the North-Central zone model at $11,137 in Atlanta, $1,114 a window, in a range of $6,380 to $15,895. There is no single average, and the useful answer is to show what moves it. The same ten openings done full-frame instead of insert are $19,068. The same ten in another frame material are $16,437 in fiberglass, $19,937 in thermally broken aluminium and $23,937 in clad wood. The same ten at picture-window size are $21,083. The count itself matters as well, because staging and setup are paid for once whatever the number: on the same answers, one window is $1,877 and twenty come to $21,194, which is $1,060 each. About 86 per cent of the ten-window figure comes from modelled prices rather than published ones, and every line shows its own uncertainty band.

What time of year are windows the cheapest?

There is no publishable source for seasonal window pricing, so this model carries no seasonal factor at all and we are not going to invent one. What is real, and printed on the product data sheet of every can, is that foams and sealants have a minimum application temperature, and that a winter installation leaves the opening open to the weather while the work is done. That is a constraint on how the job is carried out, not a discount. What does move the price measurably is how many openings are done at once, because the rigging, the brake setup and the trip to the tip are paid for once either way. On identical answers in Atlanta, one window is $1,877 and twenty are $21,194, which is $1,060 a window rather than $1,877. Ordering early matters for a different reason: a unit that has to be reordered in tempered glass is a second lead time as well as a second price.
