Roof Repair Cost Calculator
A roof repair runs about $1,309 in Atlanta — $821 to $1,796 — for flashing at a chimney on a two-storey roof, with 7.2 trade hours. Most of that is not the repair. Getting a crew and a van to the house, setting up ladders and fall protection, and invoicing cost the same whatever the size of the hole, which is why 20 square feet costs $63.65 a square foot and 1,000 costs $4.60.

The one input that changes the answer for you.
Where most roofs actually leak. The field of shingles is the easy part; every leak lives at a junction. Doing it properly means stripping back the courses either side and weaving new step flashing in, not running a bead of sealant over the old — which is the cheap repair that buys one season.
Laminated, heavier, and what the overwhelming majority of American re-roofs use. The default on this page.
The default on most two-storey houses. Still walkable for a roofer, but not comfortably.

Why a small roof repair is not a small price
| Area opened | Trade hours | Per sq ft | Cost |
|---|---|---|---|
| 20 sq ft | 6.7 | $65.69 | $1,314 |
| 50 sq ft | 7.4 | $27.70 | $1,385 |
| 100 sq ft | 8.7 | $15.65 | $1,565 |
| 250 sq ft | 12.6 | $8.42 | $2,106 |
| 500 sq ft | 19.1 | $6.01 | $3,004 |
| 1000 sq ft | 32 | $4.80 | $4,799 |
Twenty square feet costs $65.69 a square foot and a thousand costs $4.80 — the same roof, the same crew, a 14-fold difference in rate. It is not padding. Getting a van and a crew to your house, setting up the ladders and anchors, and invoicing the job cost the same whether the hole is a foot across or twenty. ⚠️ Which points at the single cheapest thing a homeowner can do here: if there are three small things wrong with the roof, have them all done on one visit. The second and third repairs cost a fraction of the first, because the expensive part is already paid for.
Repair or replace, priced per year of roof bought
| What you do | Years bought | Per year | Cost |
|---|---|---|---|
| Repair this | 7 | $193 | $1,353 |
| Replace the whole roof | 22 | $412 | $9,059 |
Comparing the two totals answers the wrong question, because they do not buy the same thing: a repair buys the years the roof has left and a replacement buys a whole new life. Per year of roof bought, they cross at 18.7 years old on this model — yours is 15. Both figures come from models on this site at the same BLS wage for your area, which is the only reason the ratio is worth anything. ⚠️ It is a way of reading the quote, not a verdict: a twenty-year-old roof with one cracked boot may have years left in it, and this arithmetic assumes the design life is what actually happens. What it does rule out is the reflex of comparing $1,300 against $9,000 and calling that a decision.

Where these numbers come from
- Why the price barely moves with the size of the hole
- A replacement scales almost linearly with area. A repair does not, because most of it is fixed: twenty square feet is $1,273 and a hundred is $1,512 — five times the area for 19% more money. The call-out, the minimum charge, the fall protection and the set-up are the same either way, and on a small repair they are most of the invoice. That is not padding and it is worth understanding rather than resenting, because it points straight at the cheapest thing a homeowner can do here: ⚠️ if three small things are wrong with the roof, have them all done in one visit. The second and third cost a fraction of the first.
- Repair or replace, measured per year of roof bought
- Comparing $1,309 against $8,693 answers the wrong question: the two do not buy the same thing. A repair buys the years the roof has left and a replacement buys a whole new life, so the honest comparison is per year. Doing it that way gives a crossover: at about 18.7 years old on a 22-year covering, repairing stops being cheaper per year than starting again. Below that, repairing wins comfortably; above it you are paying to extend a few winters at a rate that would have bought a new roof. Both figures come from models on this site at the same BLS wage, which is the only reason the crossover means anything. ⚠️ It is a way of reading a quote rather than a verdict — a twenty-year-old roof with one cracked vent collar may have years left in it, and the arithmetic assumes the design life is what happens.
- The two things a quote should say and usually does not
- First, the rate for sheathing. Rotten decking is invisible until the covering comes off, and it is the line that turns a small repair into a large one — on this job it takes $1,309 to $2,765. It is cut back to the nearest rafters either side, so the replaced area is always larger than the rotten area, and 32 square feet is one sheet. A quote that says nothing about it has assumed the deck is sound. Second, what happens at the junction. Most roofs do not leak in the field of shingles; they leak where the roof meets something else — a chimney, a wall, a valley, a vent. ⚠️ The cheap version of that repair is a bead of sealant over the old metal, and it works for one season. The repair is new flashing woven into the courses either side, which is $1,309 here against $986 for simply replacing blown-off shingles.
- Where the numbers come from
- The bands for shingles, underlayment, ice-and-water membrane, flashing, sheathing and fall protection gear are imported from our roof replacement dataset by line-item id rather than copied, so the two pages cannot drift into quoting different prices for the same shingle. Fall protection is a line on every job here because OSHA 29 CFR 1926.501, Duty to have fall protection applies to residential work at six feet and has no small-job exemption; the equipment itself is covered by OSHA 29 CFR 1926.502, Fall protection systems criteria and practices, both retrieved 2026-08-22. Work that disturbs painted fascia or soffit on a pre-1978 house falls under 40 CFR 745 subpart E, Residential Property Renovation, explained at EPA, Lead Renovation, Repair and Painting Program. Wages from BLS OEWS, May 2025, for roofers, retrieved 2026-08-20, with benefit load from BLS ECEC.
- Material prices
- Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

What this figure does not include
- Interior damage from the leak
- Stained plasterboard, ruined insulation and anything growing are a separate job, and they come after the roof is watertight rather than with it. Our drywall repair and mold pages price those.
- What your insurance will and will not pay
- Policies differ, and the distinction that decides most claims — sudden accidental damage against wear and tear — is a judgement made by an adjuster on your specific roof. This page prices the work; it does not advise on a claim, and it should not be used as one.
- Emergency tarping and out-of-hours call-out
- A roof leaking in a storm at nine at night is a different price from the same roof on a Tuesday morning, and the premium is not a number we can publish honestly.
- Gutters, fascia and soffit
- They fail for the same reasons and often at the same time, but they are their own trade and their own price. Gutter replacement has its own page here.
- Structural repairs to rafters or trusses
- Rotten sheathing is priced here. A rafter that has failed, or a roof that is visibly sagging along its ridge, is a structural question for an engineer before it is a price.
- Matching a discontinued shingle
- On an older roof the exact profile and colour may not be made any more. Sourcing a match, where it is possible at all, is its own hunt and its own premium.
Questions people actually ask
How much should I pay for roof repairs?
On this model a typical repair in Atlanta runs $1,309 — $821 to $1,796 — for a flashing repair on a two-storey 6:12 roof with 40 square feet opened up. The kind of problem moves it less than people expect: $1,047 for a cracked pipe boot at the cheap end and $1,129 for a leak nobody has located yet. What moves it a lot is what they find once the roof is open — rotten sheathing takes this same job to $2,765. Before accepting any quote, ask for a rate per sheet of sheathing in writing, because that is the line nobody can price from the ground.
What is the cheapest way to repair a roof?
Bundle everything onto one visit. On this model 20 square feet costs $63.65 a square foot and 1,000 costs $4.60, because the van, the crew, the ladders, the anchors and the invoice cost the same either way. So the second and third repairs on the same day are a fraction of the first. The genuinely cheapest repair is a cracked pipe boot at $1,047, and it is worth checking first because a perished vent collar is a remarkably common cause of a ceiling stain on a roof that is otherwise fine. What is not cheap in the end is a bead of sealant over old flashing: it buys one season.
Is $30,000 too much for a roof?
For a repair, yes by a wide margin — nothing on this page approaches it. For a replacement it depends entirely on the house: our roof replacement model puts this one at $8,693 in Atlanta, and $30,000 would be a large, complex or steep roof, a premium covering, or a metal roof rather than asphalt. The useful check is not the total but the rate: get the quote broken down into squares of roof and price per square, and compare that against the calculator on our replacement page for the same pitch and material. A number without a square count behind it cannot be judged at all.
Will homeowners insurance pay for roof repair?
That is a question about your policy and your specific roof, and this page will not pretend to answer it — we price work, not claims. What is worth knowing is the distinction most claims turn on: policies generally treat sudden accidental damage differently from wear and tear, and a twenty-year-old roof that has reached the end of its life is usually the second. Two practical points that cost nothing. If you might claim, get the damage documented before anything is touched, because a repaired roof cannot be inspected. And on this model a typical repair is $1,309 — frequently close to a deductible, which is its own argument.
