Air Conditioner Replacement Cost Calculator

Replacing central air conditioning costs about $5,851 for a 3.5-ton outdoor unit and matched coil in Atlanta, and $7,785 with the air handler and a new line set. The part no other calculator gives you is the floor: federal rules set a higher minimum efficiency in twenty-two states and territories, and an outdoor unit below it may not be installed there at all. Your ZIP code decides which applies.

The house

Real cooling summers and real heating winters. Both loads matter, which is the case where a heat pump has the most to offer, because one machine does both jobs instead of two machines sitting idle half the year each. ⚠️ 2,000 sq ft screens at 2.9 to 4.0 tons, so this model uses 3.5. That is a rule of thumb, not a Manual J load calculation, and a real one often comes back smaller.

The normal replacement, and what most quotes mean by "a new AC". The coil sits on top of the furnace, so this leaves your heating alone and replaces everything that handles refrigerant.

Single-stage, and its rating is set by federal rule rather than by the shop: 13.4 SEER2 in the North, 14.3 in the Southeast and Southwest. This is the honest baseline against which every upsell should be measured.

Normal when the pipe is sound, the right diameter and gets flushed properly. What must not happen is reusing it dirty: oil left from a burnt-out compressor will kill the new one, and that failure is not covered by anything.

The small lines that are always there

⚠️ One line that is never optional, whatever a quote says: recovering the refrigerant out of the old system before anything is cut. EPA rules under Section 608 prohibit knowingly venting these refrigerants while servicing or disposing of equipment. A crew that cuts the line and lets it hiss is telling you what the rest of the job will be like.

The cheapest unit you are allowed to install depends on your state

Not a recommendation and not an upsell. It is 10 CFR 430.32, and the list of states is inside the regulation itself.

Federal minimum efficiency by region, and what it costs
RegionMinimum SEER2This job
North13.4$5,603
Southeast14.3$5,901

Same house, same installer, same wage data — only the legal floor changes, and it is worth $298 on this job. The rule does not just recommend the higher rating in the states it names: it says an outdoor unit certified below the applicable standard cannot be installed there. So if you are in the Southeast or the Southwest and someone quotes you a 13.4 SEER2 condenser, the problem is not that it is the wrong choice — it is that it may not be installed there at all. Put your ZIP code in above and this table will name your own region. The states are listed in the regulation, not chosen by us.

What the upgrades actually cost

Cost by efficiency tier on the same house

Variable-speed, 18 SEER2 and up18+$2,065$7,668

The labour, the permit, the line set and the day of work are identical across all three rows. Everything that separates them is the box outside, which is why the upgrade looks small next to the total and large next to the equipment. Whether it pays back depends on how long your cooling season is and what you pay per kilowatt hour — neither of which is national, so we do not pretend to compute it for you.

Where these numbers come from

The rule that makes your address part of the price
10 CFR 430.32(c) sets 13.4 SEER2 as the national minimum for split-system air conditioners under 45,000 BTU/h, and then paragraph (c)(6) raises it to 14.3 in the Southeast and the Southwest, listing the states inside the regulation. The Southeast list is Alabama, Arkansas, Delaware, Florida, Georgia, Hawaii, Kentucky, Louisiana, Maryland, Mississippi, North Carolina, Oklahoma, Puerto Rico, South Carolina, Tennessee, Texas, Virginia, the District of Columbia and the US territories; the Southwest list is Arizona, California, Nevada and New Mexico. The rule states that an outdoor unit whose certified combination rates below the applicable standard cannot be installed in that region. On this house that floor is worth $298. Retrieved 2026-08-23.
Why 2026 prices are not 2023 prices
40 CFR 84.54(a)(1) provides that effective January 1, 2025, no person may manufacture or import self-contained residential and light commercial air conditioning and heat pump products using a refrigerant with a global warming potential of 700 or greater. R-410A, which nearly every system installed in the last two decades uses, is far above that line. The industry has moved to new refrigerants, and equipment prices moved with it. The practical consequence for a homeowner is the one people find out late: a new outdoor unit and an old indoor coil are not a system. “Just replace the outside one” has stopped being a normal option. Retrieved 2026-08-23.
The line that is never optional
EPA, Stationary Refrigeration and Air Conditioning (Section 608) establishes the national recycling and emission reduction programme, and EPA states that it prohibits individuals from intentionally venting these refrigerants and their substitutes while maintaining, servicing, repairing or disposing of air conditioning equipment. In practice that is the two hours of recovery in the breakdown above, before anything is cut. It is also the clearest single signal about who you have hired: a crew that cuts the line and lets it go is telling you what the rest of the job will look like. Retrieved 2026-08-23.
What the efficiency upgrade is really buying
On this house: $5,851 at the legal minimum, $6,306 for two-stage at around 16 SEER2, and $7,619 for variable-speed at 18 and above. The labour, the permit, the line set and the whole working day are identical in all three — everything that separates them is the box outside. Whether the upgrade pays back depends on the length of your cooling season and your electricity rate, neither of which is national, and we do not fabricate a payback figure. What is worth saying without arithmetic is that in a humid climate the two-stage unit earns its keep through comfort rather than the meter: long, gentle run times are what actually dry the air, and a single-stage unit that cools the house in eight minutes and stops never does it.
The size figure, and why it is probably too big
Tonnage here comes from floor area and climate: 2,000 square feet screens at 2.9 to 4.0 tons, so the model uses 3.5. ⚠️ It picks the nearest commercial size rather than always rounding up, and that is deliberate: oversizing an air conditioner is a defect rather than a safety margin. Too much capacity means the machine satisfies the thermostat quickly, shuts off, and never runs the long steady cycle that removes humidity — so the house ends up cold and clammy. A real Manual J load calculation is the answer, it costs money, it frequently comes back smaller than any rule of thumb, and it is a licensed professional standard this site does not reproduce.
Labour rates by area
BLS Occupational Employment and Wage Statistics, May 2025, for heating and air conditioning mechanics and installers and for electricians, adjusted to your metropolitan area. Retrieved 2026-08-20. Benefit load from BLS Employer Costs for Employee Compensation. Heating and air conditioning mechanics are published for 524 of the 530 areas in our index, which is the best coverage of any specialist trade on this site. As always the wage is official and regional and the hours are our estimate, and we would rather say so than let the whole figure look equally solid.
Two identical houses, two metro areas
The same 3.5-ton replacement is $5,851 in Atlanta and $5,652 in Cleveland. Two separate things are moving at once there and it is worth separating them: Cleveland pays a different wage for the same trade, and Ohio is not named in the efficiency rule, so the legal floor is 13.4 rather than 14.3. That is why the calculator holds your own area fixed when it shows you the regional comparison — mixing the labour market into it would produce a number that means nothing.
Material prices
Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

What this figure does not include

Ductwork repair, resizing or replacement
This prices the equipment and its connections. Undersized or leaking ducts are what make a correctly sized system underperform, and fixing them is a separate job that is sometimes larger than the equipment.
Running a line set through finished walls
The cost there is opening and repairing the wall, not the pipe. It depends entirely on the route and cannot be estimated without seeing it.
Electrical panel work
Assumes the panel has a suitable breaker position. If it does not, that is a separate job.
A Manual J load calculation
The tonnage here is a screening estimate from square feet and climate, not a room-by-room load calculation. A real one costs money and frequently comes back smaller than the rule of thumb.
Heating
The coil sits on top of your furnace and this figure leaves the furnace alone. Replacing both at once is common and is priced on our furnace page.
Repairs to an existing system
A capacitor, a contactor or a leak repair is service work, not a replacement, and is a fraction of anything on this page.

Questions people actually ask

How much does it cost to put central AC in a 2000 sq ft house?

About $5,851 in Atlanta to replace a 3.5-ton system with the outdoor unit and a matched indoor coil, ranging $4,313 to $7,389. Replacing the air handler as well and running a new line set takes it to $7,785. Note this prices a replacement, not a first installation: if there are no ducts in the house at all, ductwork is a bigger job than the equipment and is excluded here. The tonnage comes from floor area and climate as a screening estimate rather than a Manual J calculation, and a real calculation often comes back smaller.

Should I replace my 20 year old air conditioner?

A 20-year-old system is at the end of its expected life and, more to the point, it was built for a refrigerant that is being phased down. Since January 1, 2025 federal rules under 40 CFR 84.54 have barred manufacture and import of self-contained residential air conditioning and heat pump products using refrigerants with a global warming potential of 700 or more, and R-410A is far above that. That does not make repairs illegal, and it does make them progressively more awkward and more expensive. The honest test is not age: it is whether the next repair is a compressor or a leak in the coil, because those are the two that cost a meaningful fraction of $5,851.

What is the $5000 rule for HVAC?

A trade rule of thumb, not a standard and not published by anyone official. Multiply the age of the equipment in years by the cost of the repair you have been quoted; if the answer is over 5,000, replace rather than repair. A 15-year-old system with a $400 repair gives 6,000, so it says replace. We publish it because people ask about it, and with a caveat: it takes no account of what a replacement actually costs where you live, which on this page is $5,851 in Atlanta. A rule that ignores the alternative is a starting point for a conversation rather than an answer.

What is the most expensive part of an AC unit to replace?

The compressor, and it is normally the moment the repair-or-replace question settles itself: on this model the whole outdoor unit at minimum efficiency is a large share of a $4,538 outdoor-only changeout, and a compressor swap is a substantial fraction of that before labour. The evaporator coil is second. Both are refrigerant-circuit repairs, which means recovery, brazing, vacuum and recharge — so the labour around them is significant even when a part is under warranty. Everything else on an air conditioner, capacitors, contactors, fan motors, is service work in a different price bracket entirely.
