Mini Split Installation Cost Calculator
Mini split installation cost runs about $2,600 for a single room and $4,900 for two, installed. What decides your price is how many rooms you want conditioned, not your floor area: each room needs its own indoor head. Zones are not equal either — the third usually costs more than the second, because most systems need a branch box from three zones up.

Where these numbers come from
- Sizing per room
- The cooling capacity table published by ENERGY STAR for room air conditioners, including its own adjustments for shade, sun, occupancy and kitchens. Retrieved 2026-08-21. This is a screening estimate, not a Manual J. A professional installation should be sized with a proper load calculation, and that number will differ from ours.
- Labour rates by area

- Why this is not a DIY job
- EPA, Section 608 Technician Certification (40 CFR Part 82, Subpart F) requires certification to handle refrigerant, which covers evacuating and charging the lines. Retrieved 2026-08-21.
- Material prices
- Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

What this figure does not include
- Permit fees and inspection
- Most jurisdictions require an electrical and sometimes a mechanical permit. Fees vary by city with no national source, so they are excluded and stated rather than averaged.
- Electrical panel or service upgrade
- If your panel has no spare capacity, that is a separate project several times the size of this one. The electrical lines here cover a circuit, not a new service.
- A Manual J load calculation
- This calculator sizes from the ENERGY STAR area table, which is a screening estimate. A professional installation should be sized with an ACCA Manual J load calculation that accounts for insulation, glazing, orientation and infiltration. Expect an installer to charge for it, and expect their number to differ from ours.
- Removing an existing system
- Taking out old window units is trivial; decommissioning a ducted system, recovering its refrigerant and dealing with abandoned ductwork is not, and is not modelled here.
- Utility rebates and tax credits
- Heat pumps often attract substantial ones. They are excluded because they vary by utility, change without notice, and would make this figure look better than the quote you will actually receive.
Questions people actually ask
How many mini splits do I need for a 1500 square foot house?
It depends on how the space is divided, not on the total. A mini split cools the room it is in: an open 1,500 square foot plan might take one 24,000 BTU zone, while the same floor area split into four closed rooms needs four indoor heads, because a head in the living room does nothing for a bedroom with the door shut. Count the rooms you actually want conditioned, not the square feet. The calculator above sizes each one separately using the ENERGY STAR area table and then prices the system as a whole.
Can I install a mini split myself?
You can mount the units and run the line set, but you cannot legally finish the job unless you are certified. EPA regulations under 40 CFR Part 82, Subpart F require that technicians who maintain, service, repair or dispose of equipment that could release refrigerant must hold Section 608 certification, and evacuating and charging the lines falls under that. Pre-charged DIY kits avoid part of the problem but limit line length and are typically less efficient. Getting it wrong also voids most manufacturer warranties.
What is the $5000 rule for HVAC?
A rule of thumb for deciding whether to repair or replace: multiply the quoted repair cost by the age of the unit in years, and if the result is over $5,000, replacing usually makes more sense. A $400 repair on a twelve-year-old system comes to $4,800 and is arguably worth doing; the same repair on an eighteen-year-old one comes to $7,200 and is not. It is a heuristic rather than a calculation, and it ignores the efficiency gain from a new unit, but it is a reasonable first filter before you price a replacement.
How much does Home Depot charge to install mini splits?
Big-box installed pricing is normally a managed subcontract: the retailer sells the package and a local contractor does the work, with the retailer taking a margin for handling the sale, the scheduling and the warranty. That tends to produce a higher headline price than the same contractor quoted directly, in exchange for a single point of accountability if something goes wrong. The figures above are built from what the work itself costs — equipment, materials and metro-adjusted trade labour — so comparing them against any installed quote tells you what that packaging is worth to you.

The first of these are the jobs closest to this one — the ones that turn up in the same quote, or instead of it.
- Boiler replacement cost
Prices a boiler line by line and answers what nobody sells you: whether your radiators will ever let a condensing boiler actually condense.
- Ductwork replacement cost
Sealing, partial and full replacement side by side, because the cheapest of the three fixes most of what the dearest would and is the one least likely to be offered.
- Water heater replacement cost
Prices a tank, heat pump or tankless replacement for your area, and itemises the code-driven extras that turn a simple swap into an expensive one.
- Duct cleaning cost
Prices the job by the opening and puts the EPA’s own published position on the service, and on the biocides sold with it, right beside the figure.
