Water Heater Replacement Cost Calculator

Water heater replacement cost runs $1,100 to $2,400 for a like-for-like gas or electric tank, and two to three times that for a heat pump or tankless conversion. The unit is often the smaller half of the bill. What decides the rest is your local labour rate and the code-driven work nobody mentions until the quote arrives: an expansion tank, a drain pan, strapping, new venting.

What your code may add

These are the items that turn a simple swap into an expensive one, and the ones an installer folds into a single quoted number without breaking them out. Tick what applies and watch the total move.

Code-driven items add $118 to this job — a straight swap without them would be about $1,655.

Equipment categories
The five categories follow the federal definitions used by ENERGY STAR, Residential Water Heaters Key Product Criteria, not a grouping of our own. Retrieved 2026-08-21.
Why efficiency rules show up on the invoice
Federal efficiency standards, measured under the DOE uniform test method (10 CFR 430, Subpart B, Appendix E), changed what a modern unit needs around it. That is why a replacement sometimes will not connect to an old flue the way the one it replaces did, and why venting appears as its own line. Retrieved 2026-08-22.
Material prices
Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

What this figure does not include

Permit fees and inspection
Most jurisdictions require a permit to replace a water heater, and the fee varies enormously by city with no national source. Excluded from every figure on this site and stated rather than averaged. Expect tens to low hundreds of dollars.
Electrical panel or service upgrade
If your panel has no spare capacity for a heat pump or electric tankless, that is a separate project several times the size of this one. The electrical lines here cover circuits, not a new service.
Moving the water heater to a different location
Relocating means new supply, drain, vent and possibly framing. This models replacing the unit where it already is.
Utility rebates and tax credits
Heat pump water heaters often attract them, and they can be substantial. They are excluded because they vary by utility, change without notice and would make the figure look better than what you will actually be quoted.
Water treatment, repiping and pre-existing faults
Hard water, failing supply pipe or a leaking shutoff found on the day are separate work.

Questions people actually ask

Why do plumbers charge so much to replace a water heater?

Because most of the bill is not the plumber's time. A typical swap is four hours of work, and the invoice covers the appliance, the parts, hauling the old tank away, and whatever the code has changed since the last one went in. On the labour itself, the wage the plumber takes home is roughly $30.67 an hour nationally; add employer benefit costs, which the government measures at about 46% on top, and the company's overhead and profit, and the billed rate is several times the take-home. The calculator above splits all of it out so you can see which part you are actually questioning.

What's the average price of replacing a hot water heater?

A like-for-like gas or electric tank swap usually lands between about $1,100 and $2,400 installed, with most jobs near the middle. Heat pump and tankless replacements run roughly two to three times that, mostly because of what they need around them rather than the unit itself. Where you live matters: labour is about half the bill on a simple swap, and plumber wages vary by more than fifty per cent between US metropolitan areas. Put your ZIP code in above and the figure adjusts.

What is the average labor cost to install a 50 gallon gas water heater?

Four hours of plumber time is a fair allowance for a straightforward like-for-like replacement, and the calculator above prices those hours using the Bureau of Labor Statistics wage survey for your own metropolitan area rather than a national average. Two things push it higher: a difficult location such as an attic or a tight crawlspace, and code-driven work that is not really installing the heater at all — new venting, a drain pan, an expansion tank. Those are itemised separately above rather than hidden inside a labour figure.

How many years does a hot water heater typically last?

Manufacturer warranties on storage tanks generally run six to twelve years, and that warranty length is a reasonable proxy for expected life, because it is the manufacturer pricing its own risk. Tankless units are usually rated longer. Water chemistry is the main variable: hard water shortens tank life considerably, and an anode rod replaced on schedule extends it. If yours is past its warranty period and still working, budgeting for replacement before it fails is cheaper than replacing it in an emergency, when you have no time to compare quotes.
