Septic Tank Replacement Cost Calculator

Septic tank replacement cost runs $8,000 to $16,000 for a full conventional system, and a three-bedroom house on average soil lands near $12,400. Two things move that number more than anything else: how fast your soil drains, measured by a perc test, and what labour costs where you live. A slow-draining site can need nearly twice the drainfield area of a fast one.

What this figure does not include

Municipal and county permit fees
They vary wildly by jurisdiction and there is no national source. Leaving them out and saying so is more honest than inventing an average. Expect several hundred dollars.
Rock excavation and high water table
Either can change the excavation cost several times over, and neither is knowable from a postcode. If your soil evaluation flags them, treat this estimate as a floor.
Advanced or alternative treatment systems
Mound systems, aerobic treatment units and drip dispersal are different projects with different costs. This calculator models a conventional gravity trench system only.
Landscaping beyond rough restoration
The figure covers topsoil and seed over disturbed ground. Replacing a lawn, driveway or planting is not included.
Moving a well, water line or utilities to meet setbacks
Sometimes required, impossible to predict from the inputs the calculator asks for.

Questions people actually ask

How much does it cost to replace an existing septic tank?

Replacing the tank alone, where the drainfield is still sound, is a much smaller job than replacing the system: it is the tank, the excavation to reach it, the connections and decommissioning the old one. Replacing the whole system adds the drainfield, which is usually the largest single part of the bill. The calculator above covers a full conventional system; untick the old tank option and shorten the pipe run to see a tank-only figure.

How big is a leach field for a 3 bedroom house?

It depends far more on your soil than on the house. Under Minnesota Rules 7080, a three-bedroom Class I dwelling has a design flow of 450 gallons per day. On fast-draining soil that percolates in 6 to 15 minutes per inch, the loading rate is 0.78 gallons per day per square foot, which needs about 577 square feet of absorption area. The same house on slow soil at 46 to 60 minutes per inch loads at 0.45, and needs about 1,000 square feet. That is nearly double, for the same family.

How many bedrooms does a 1000 gallon septic tank support?

Three. Minnesota Rules 7080.1930, Table V, sets 1,000 gallons as the minimum liquid capacity for a dwelling with three bedrooms or fewer, 1,500 gallons for four or five, and 2,000 gallons for six or seven. Codes vary by state and county, and a few jurisdictions set higher minimums, so treat this as the common floor rather than a universal rule. Your local health department has the final say.

Can you replace just a septic tank?

Often yes. If the drainfield still accepts water and the failure is the tank itself — a cracked lid, a collapsed baffle, corroded steel — the tank can be replaced on its own. Many jurisdictions will require the rest of the system to be inspected at the same time, and some require the whole system to be brought up to current code once you open a permit, which is what turns a small job into a large one. Ask your inspector that question before you get quotes.
