Gutter Replacement Cost Calculator

Gutter replacement cost for a typical single-storey ranch with a 1,600 square foot footprint and a gable roof runs about $1,743 in Atlanta, or $16.26 a linear foot, with a range of $1,291 to $2,196. The number nobody converts for you is the one that decides it: that house has 107 feet of eave, and the same 1,600 square feet under a hip roof has 176. Gutter is sold by the foot, so the roof shape, not the floor area, sets the bill.

The one input that changes the answer for you.

The ground the house covers. On a two-storey house that is about half the floor area, and typing the floor area here buys twice the gutter you need.

The commonest house footprint, and the one every per-square-foot figure quietly assumes.

Gutter on two sides only, along the eaves. The cheapest roof to gutter and the commonest in the United States. Note that the whole roof still drains into half the gutter, which is why a gable eave needs outlets closer together than the same footprint under a hip roof.

Reachable from a stepladder along most of the run, with nothing to hire. Even here the eave is already above the six-foot line OSHA draws.

What the overwhelming majority of American houses get. Rolled to length from coil on a machine parked at the kerb, so the only joints are at corners and outlets. This is the baseline every other price on this page is measured against.

The default on American houses. Fine on a simple roof with modest rainfall, and the reason so many houses overflow at the corners in a summer storm.

Cleaning twice a year, which on a two-storey house is either a ladder day or a paid visit. The comparison this page cannot make for you is how many of those visits a guard has to prevent to pay for itself.

The commonest change order on this job, and the one nobody can see until the old gutter is on the ground. Leave it at zero if the board is sound, but a gutter that has been overflowing for years has been soaking the board it is screwed to.

The rest of the job

Three of these exist only because the gutter is off. Paying for the access a second time is the expensive way to say yes to them later.

The figure above is already calculated. Each step just makes it more yours, and you can stop at any of them.

1,600 sq ft of footprint is not a length of gutter

Gutter is bought, made and billed by the linear foot of eave. A house is measured in square feet. The conversion between the two is not a constant, it is the shape of the roof, and this is what it does to the same house with everything else held identical.

Linear feet of gutter and cost by roof form

Complex220.513.86$3,492

Any single dollars-per-square-foot figure is averaging those three rows, which is why it never matches a quote. And this is the footprint, the ground the house covers, not the total floor area: a two-storey 2,000 sq ft house has a 1,000 sq ft footprint and buys gutter for 1,000.

4 downspouts, one every 27 ft of run

The count comes from the water rather than from taste: 1,856 sq ft of roof in plan, draining at one outlet per 600 sq ft for a 5-inch K-style, then capped at one every 40 ft along the run and held no denser than one every 20. There is no rainfall dropdown here because we built one and measured it: across 144 realistic configurations, three rainfall bands produced the same total to the cent in most of them, the 1,000 sq ft house included. The trade’s real answer to heavy rain is the size control below, and that one moves the figure.

Where these numbers come from

Labour rates by area
BLS Occupational Employment and Wage Statistics, May 2025, for sheet metal workers, construction labourers, carpenters, roofers, electricians, first-line supervisors and heavy truck drivers in your metropolitan area. Retrieved 2026-08-20. Benefit load from BLS Employer Costs for Employee Compensation. BLS publishes no occupation called gutter installer; seamless gutter is roll-formed aluminium coil worked on site, so those hours are priced as sheet metal work and the substitution is stated on every line that relies on it.
Why the downspout count is arithmetic rather than taste
A gutter overflows when more water arrives than the outlets can pass, so the number of downspouts follows the roof area draining into each one. USGS Water Science School, Runoff: Surface and Overland Water Runoff explains the runoff itself, retrieved 2026-08-22, and EPA, Soak Up the Rain covers where roof water should end up. The square feet each outlet can serve, though, is our estimate and nobody else’s: the formal sizing rule lives in the plumbing code, which is licensed material we will not copy or link. It is modelled at a stated design rainfall of about three inches an hour and labelled as an estimate everywhere it appears. One rule that is not ours is that a downspout should not be tied into a sanitary sewer, and EPA, Sanitary Sewer Overflows (SSOs) explains what happens when it is.
Height, and why the same gutter costs more upstairs
Access is the line that makes a two-storey house cost more than a single-storey one with exactly the same length of gutter, and it is the line no per-foot price contains. It is not optional at any height: OSHA 29 CFR 1926.501, Duty to have fall protection requires that “each employee on a walking/working surface (horizontal and vertical surface) with an unprotected side or edge which is 6 feet (1.8 m) or more above a lower level shall be protected from falling”, and a single-storey eave is already at ten feet. Retrieved 2026-08-22; the plain-language version is OSHA, Fall Protection. Above one storey this page also prices the staging or pump jacks as a hire line, declared as our own estimate because no agency publishes a schedule rate for residential staging.
Houses built before 1978: quoted, never paraphrased
Pulling gutter spikes out of a painted fascia disturbs paint. EPA, Lead Renovation, Repair and Painting Program states that “anyone paid to perform work that disturbs paint in housing and child-occupied facilities built before 1978 must be certified in lead-safe work practices”, and also that “in general, the RRP Rule does not apply to homeowners doing RRP projects in their own pre-1978 homes”. Both are quoted whole, the words “in general” included, because this is a federal rule about lead in housing and trimming it would turn a qualification into an absolute. Retrieved 2026-08-22. The legal text is 40 CFR 745 subpart E, Residential Property Renovation, and the pamphlet a certified renovator has to hand over is EPA, Renovate Right. What this page prices is that routine certified work. Lead abatement is a different activity with a different certification and is excluded entirely.
Where the water goes next, and what is deliberately not counted twice
Downspout extensions are priced here as the last three feet of a new system, and they are priced again on our basement waterproofing page as a drainage remedy for a wall that is already wet, where the piece being bought is the long rigid run rather than a splash block. It is one purchase seen from two problems: anybody doing both jobs buys it once, not twice, and should treat whichever page they read second as already paid for. Neither page prices the buried version, because a pipe run to daylight or a tie-in to a perimeter drain is measured in feet of trench and belongs on the French drain installation page, where it is costed once instead of drifting out of step in two places.
What this page will not tell you
This is a construction estimate and nothing else. It does not say what any insurance policy pays for a failed or damaged gutter, because that is written in your policy and only your insurer and your agent can tell you how it applies. It does not tell you whether guards or a particular fixing method affect a roofing manufacturer’s warranty, because we have not read your warranty. It does not claim a figure for what new gutters add to a house price, and it does not price the cleaning visits a guard is supposed to save, because how many of those a guard actually prevents is not something we can measure. Every figure it does give is a modelled construction cost with its own uncertainty attached.
Material prices
Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

What this figure does not include

Lead abatement, and any asbestos work
This page prices lead-safe work practices under the EPA renovation rule, which is what a certified renovator does on a pre-1978 house as part of a normal job. That is a different activity from lead abatement, which is permanent removal of a lead hazard, requires a differently certified firm and is deliberately not priced anywhere here. Older soffit and fascia assemblies can also contain asbestos-cement board, and if they do, nothing on this page applies to them: stop and have it assessed.
Roof, soffit and siding repair
Taking a gutter off exposes the edge of the roof, and what is behind it is sometimes worse than the gutter was. Rotten sheathing at the eave, failed soffit panels, damaged shingle courses and siding that was cut around the old gutter are all separate work with their own prices. Fascia is on this page because it is where the gutter fastens; the rest is not.
Downspout extensions counted twice, and buried drainage
Declared overlap with our basement waterproofing page, which prices downspout extensions as well. There they are a drainage remedy for a wall that is already wet, and the piece being bought is the long rigid run; here they are the last three feet of a new downspout system. It is one purchase seen from two problems: anyone doing both jobs buys the extensions once, not twice, and should take whichever page they are reading second as already paid for. What neither page prices is the buried version — a pipe run to daylight, a dry well or a tie-in to a perimeter drain is a drainage job measured in feet of trench, and it is priced on our French drain page rather than duplicated here where the two numbers would eventually disagree.
Permits and stormwater rules
Most jurisdictions do not permit gutter replacement. Some do regulate where roof water may be discharged, and a few prohibit connecting a downspout to a sanitary sewer at all. Fees and rules vary with no national schedule and are excluded rather than averaged into a figure that would be wrong everywhere.
Trade minimum charges on very small jobs
A seamless gutter crew has to tow the roll-forming machine to the kerb whether there are forty feet of gutter to hang or a hundred and forty, and most of them answer that with a stated minimum charge. Two crew-hours of mobilisation are priced on this page because they are real work; the minimum itself is not, because it varies by market with no published schedule. On a very short run — a porch, a single elevation, an addition — expect the quote to come back at a round number above what this calculator prints.
Gutter cleaning and ongoing maintenance
This is an installation figure, not a cost of ownership. Cleaning twice a year, resealing joints and re-fixing hangers that have worked loose are recurring costs, and on a two-storey house the cleaning is the larger of them over a decade.
What the overflowing gutter already damaged
Water that has been running down a wall or pooling at a foundation for years leaves consequences that a new gutter does not undo: stained or spalled masonry, a wet basement, settled soil against the footing. Those are diagnosed and priced elsewhere, and replacing the gutter is the step that stops them getting worse, not the step that reverses them.
Ice dam prevention beyond the cable
Heat cable is priced here because it is fitted at the same time as the gutter. It keeps a channel open through a dam; it does not stop one forming. The cause is heat leaking through the ceiling into the attic, and fixing that is air sealing and insulation work, priced on its own page.

Questions people actually ask

How much are gutters for a 1000 sq ft house?

There is no single answer, and the reason is the roof rather than the floor. Priced in Atlanta in seamless 5-inch aluminium on a single storey, a 1,000 sq ft footprint under a gable roof carries 86.0 linear feet of gutter and three downspouts, and comes to about $1,427, a range of $1,062 to $1,792. The same 1,000 sq ft under a hip roof carries 142.0 feet and about $2,245, and under a cross-gabled or L-shaped roof 177.5 feet and about $2,855. That is 8.6, 14.2 and 17.8 feet of gutter for every 100 sq ft of footprint: twice the bill on identical square footage. One thing to check before using any of those figures is that your 1,000 sq ft is the footprint, the ground the house covers, and not the total floor area of a two-storey house.

How much are new gutters on a 1000 sq ft house?

Holding that same 1,000 sq ft gable footprint and its 86.0 feet of eave, the two things that move the figure most after the roof shape are what the gutter is made of and how far off the ground it sits. In Atlanta: vinyl sections about $1,336, seamless aluminium about $1,427, and the same house on two storeys about $2,014 in aluminium, because the ladders, the fall protection and the longer downspouts all grow while the length of gutter does not. Note how small the material saving is. Vinyl costs roughly half what aluminium coil costs per foot and yet the finished job is only about six per cent cheaper, because on a contractor-hung run the hours, the hangers, the outlets and the access are most of the bill. That saving is real for somebody hanging it themselves, small for somebody paying a crew, and it buys a joint every ten feet.

How much does 200 feet of gutter cost?

Two hundred feet is a large house: roughly a 2,100 sq ft footprint under a hip roof, which works out at 200.4 feet of eave and six downspouts. In Atlanta, seamless 5-inch aluminium on a single storey comes to about $3,016, a range of $2,244 to $3,789, which is $15.05 a linear foot. Put the same 200 feet on a two-storey house and it is about $4,260, or $21.26 a foot, and effectively all of that difference is access rather than gutter. Note also that the rate per foot falls as the run gets longer, which is why quoting one is misleading on a small job: two crew-hours of mobilisation, one lot of sealant and fasteners and one trip to the tip cost much the same on forty feet as on two hundred.

How much does it cost to replace a house gutter?

For most American houses the answer sits between about $1,400 and $5,000, and the point of this page is to tell you where in that band your house falls rather than to average it. The reference case here is a 1,600 sq ft single-storey ranch with a gable roof, 107.2 feet of eave and four downspouts in seamless aluminium: about $1,743 in Atlanta, or $16.26 a linear foot, with a range of $1,291 to $2,196. A 3,000 sq ft hip-roofed house on two storeys in 6-inch aluminium is about $4,969, and most of the gap is the extra 130 feet of eave the hip roof carries. Above that band you are generally paying for a material choice rather than for drainage: the same reference house is about $2,158 in galvalume steel and about $6,749 in half-round copper.

How much does Lowes charge to install gutters?

We do not publish other companies’ prices, because we cannot verify them, and a number we cannot verify is worth nothing to you. What this page does instead is take an installed quote apart so that you can read it. On the reference house the finished work is $16.26 a linear foot in Atlanta, and the aluminium coil inside that is $2.70 a foot: 53 per cent of the total is material and 47 per cent is hours. So when anybody quotes a price per foot, the questions that decide whether it is fair are how many feet of eave were actually measured, how many downspouts, what gauge of coil, what hanger spacing, who takes the old gutter away and pays the tipping fee, and what the access to that eave really is. Every one of those is a separate line in the breakdown above, and any quote can be checked against it line by line.

Is it worth it to replace gutters?

That is a judgement, and this page prices the work rather than making the judgement for you. What the model can show is where the money sits and which parts of it do the most. The most effective line in the whole estimate is also the cheapest: extensions and splash blocks at the foot of each downspout are $147 of the $1,743 reference job, and turning them off gives $1,596 and leaves the water landing against the foundation, which is the problem the gutter was bought to solve. The other half of the answer is timing. A gutter replacement is the only moment the fascia behind it is reachable without hiring the access twice: forty feet of rotten fascia adds about $642 to that same job, and it costs about that whether it is done now or after the ladders have gone home and come back.
