Chimney Repair Cost Calculator
Chimney repair runs from about $901 to $20,891 in Atlanta, because eight quite different jobs share the name. The commonest is repointing the mortar joints, at $3,094 — $1,877 to $4,312. Before comparing any quote, work out which job it is for, and check one thing the trade rarely mentions: whether the chimney is tall enough. The calculator works that out from your roof pitch.

Estimated cost of the chimney work
$3,192
typical · range $1,971 to $4,413 · 40 sq ft of visible masonry · 18.6 trade hours · wants 6 ft above the roof by the trade rule
By the trade rule this chimney is about 2 feet short: at this pitch and this distance from the ridge it wants 6 feet above the roof and has 4. A short chimney draws badly and spills smoke back into the house on a windy day. If it is being rebuilt anyway, it should be rebuilt taller — and your local code is the authority, not this page.

The one input that changes the answer for you.
Grinding out failed mortar to a consistent depth and refilling it, priced by square foot of chimney face. ⚠️ Ask what mortar. On an old house, modern high-cement mortar is harder than the brick around it, so the brick face spalls instead of the joint — the repair then destroys the thing it was protecting. A softer lime mortar is the answer on soft old brick and it is not what comes off a standard truck.
The default on most two-storey houses. Still walkable for a roofer, but not comfortably.
The normal answer for any real masonry work up there. A mason needs both hands, a level platform and somewhere to put mortar and brick, and none of that exists on a ladder. Erected, used for several days, then struck.

At 8 feet from the ridge. A steep roof climbs faster within the ten-foot radius, so it asks for a taller chimney at the same position.

The figure above is already calculated. Each step just makes it more yours, and you can stop at any of them.
How tall does this chimney have to be?
The trade rule is 3 feet above where the chimney passes through the roof, and 2 feet above anything within 10 feet of it horizontally. On a sloping roof, the thing within 10 feet is the roof itself.
| Distance to the ridge | Roof rises | Chimney wants |
|---|---|---|
| 2 ft | 1.0 ft | 3 ft |
| 5 ft | 2.5 ft | 4.5 ft |
| 8 ft | 4.0 ft | 6 ft |
| 12 ft | 5.0 ft | 7 ft |
| 20 ft | 5.0 ft | 7 ft |
Read that column downwards and it says something nobody expects: the further the chimney is from the ridge, the taller it has to be. Moving down the slope does not get it out of the rule — the roof keeps climbing above it. At this pitch a chimney 2 feet from the ridge wants 3 feet and one 20 feet away wants 7. ⚠️ This is trade practice rather than a standard reproduced here, and your local code is the authority. It is published because it is one of the very few things on a chimney quote you can check yourself with a tape measure — and because a short chimney draws badly and spills smoke back into the room on a windy day.
“Chimney repair” is eight different jobs
| The work | Trade hours | Cost |
|---|---|---|
| Fit a rain cap and spark arrestor | 2.6 | $914 |
| Clean and apply a breathable water repellent | 6.3 | $963 |
| Rebuild the crown, the concrete cap on top | 12.3 | $3,073 |
| Repoint the mortar joints | 18.6 | $3,192 |
| Install a stainless steel flue liner | 13.4 | $3,901 |
| Take down and rebuild the chimney above the roofline | 55.4 | $7,106 |
| Rebuild the firebox | 22.8 | $4,204 |
| Rebuild the whole chimney from the ground | 184.5 | $21,876 |
From $914 to $21,876 — a factor of 24 between the cheapest and the dearest, and both of them are called chimney repair. The first question to ask about any quote is which of these eight it is for. ⚠️ Note also the order: fitting a cap is the cheapest thing here and it prevents the mechanism behind almost everything below it, because an open flue takes rain straight into the masonry and water freezing inside brickwork is what breaks it apart. The two cheap rows are priced off a ladder; the rest need a platform a mason can work from, which is why they start higher.

Where these numbers come from
- The 3-2-10 rule, applied rather than quoted
- A chimney has to finish 3 feet above where it passes through the roof and 2 feet above anything within 10 feet of it horizontally. Everybody states that; almost nobody applies it, and applying it gives an answer people find backwards. On a slope, the thing within 10 feet is the roof climbing towards the ridge, so the lower down the roof a chimney sits, the taller it has to be. At a 12:12 pitch the same chimney wants 10 feet where a 3:12 wants 4. ⚠️ This is trade practice, not a standard reproduced here, and your local building department is the authority. It is published because it is one of the very few things on a chimney quote a homeowner can check with a tape measure — and because a short chimney draws badly and pushes smoke back into the room on a windy day, which people usually blame on the fireplace.
- Eight jobs, one name, a factor of twenty between them
- From $901 for a rain cap to $20,891 for taking the stack down and rebuilding it. In between: waterproofing, a new crown, repointing, a stainless liner, the section above the roofline, and the firebox. ⚠️ Notice the order, because it is the useful part. The cheapest item on the page — a cap at $901 — prevents the mechanism behind almost everything below it. An open flue takes rain straight down into the masonry, and water freezing inside brickwork is what cracks crowns, blows out joints and spalls brick faces. If there is no cap on yours, that is where the money goes first. And before agreeing to the top of the range, get a second opinion: a chimney that has moved at its base has a foundation problem, and rebuilding the stack without fixing what is under it buys a few years at full price.
- What decides the price is getting to it
- Almost nothing on a chimney repair is material. Repointing 40 square feet uses a few bags of mortar and some diamond blades; what it costs is 18.6 trade hours of a mason working on a roof, plus the platform to do it from. A mason needs both hands, somewhere level to stand and somewhere to set mortar down, and none of those exist on a ladder — which is why scaffolding is a normal line rather than an upsell, and why the two cheapest jobs here are the two that genuinely can be done off a ladder. It is also why doing several things at once is worth asking about: the scaffold goes up once. If the crown is cracked and the joints have failed and there is no cap, having all three done on the same visit costs far less than three visits.
- Why any of it matters, and where the wages come from
- A chimney is the wall between a fire and the timber frame of a house, and the flue is how combustion gases leave rather than staying inside. U.S. Fire Administration, Heating fire safety covers heating fires, and CDC, Carbon Monoxide Poisoning Basics covers what a blocked or failed flue can do; both retrieved 2026-08-24. If you burn wood, EPA Burn Wise is worth reading for what actually reduces both smoke and creosote. ⚠️ None of that is advice from us: this page prices masonry, and a certified sweep with a camera is what tells you the condition of a flue. Wages from BLS OEWS, May 2025, for brickmasons and sheet metal workers, retrieved 2026-08-20, with benefit load from BLS ECEC. One declared substitution: much of the lining work is done by specialist chimney firms for which the BLS publishes no occupation, so the model uses sheet metal workers and says so. The required height at your pitch is 6 feet at the default settings, and repoint the mortar joints is what the reference figure prices.
- Material prices
- Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

What this figure does not include
- The flashing where the chimney meets the roof
- That is a roof leak rather than a chimney repair, it is roofer work rather than mason work, and it is priced on our roof repair page. ⚠️ It is also the commonest actual cause of water appearing near a chimney, so it is worth ruling out before paying for masonry.
- Sweeping and camera inspection
- A level-two inspection with a camera down the flue is what tells you whether the clay liner is cracked, and it is charged separately by a certified sweep. It should come before a quote for relining rather than after.
- The appliance
- A wood stove, an insert or a gas log set is its own purchase and its own installation. What this page prices is the chimney around it.
- Foundation movement under the chimney
- ⚠️ A chimney leaning or pulling away from the house has a problem below it, not in it. Rebuilding the stack without fixing what is underneath buys a few years at full price. Our foundation repair page prices the other half.
- Taking the chimney down entirely
- Where the fireplace is no longer used, demolishing the stack to below the roofline and roofing over it is often far cheaper than any repair here, and it is an option almost nobody is offered. It is a roofing and framing job rather than a masonry one.
- What your insurance will pay
- Storm damage and gradual deterioration are treated differently by most policies, and which one a cracked crown is counts as a judgement made on your chimney. This page prices work; it does not advise on claims.
Questions people actually ask
How much money to fix a chimney?
It depends entirely on which of eight jobs is meant, and they run from $901 to $20,891 on the same chimney in Atlanta. Fitting a rain cap is the cheap end. Repointing the joints is $3,094, rebuilding the crown $3,010, relining the flue $3,834, rebuilding everything above the roofline $6,812, and taking the whole stack down and rebuilding it from the ground is the top figure. ⚠️ So the first question about any chimney quote is not whether the price is fair, it is which of those eight it covers — and the answer changes the number by a factor of 23.
What is the typical cost of repairing a chimney?
The commonest real job is repointing failed mortar joints, and on this model that is $3,094 in Atlanta — a range of $1,877 to $4,312 — for a chimney with 40 square feet of masonry showing above a two-storey roof. Most of the difference between quotes is not the mortar, it is the access: a mason needs both hands and a level platform, so scaffolding around the chimney is normal and it is a real line. ⚠️ Ask what mortar as well. On soft old brick, modern high-cement mortar is harder than the brick and the face spalls instead of the joint, which means the repair destroys what it was protecting.
What is the 3:2-10 rule for chimneys?
That the chimney must finish at least 3 feet above the point where it passes through the roof, and at least 2 feet above anything within 10 feet of it measured horizontally. On a sloping roof the thing within 10 feet is the roof itself, which produces a result nobody expects: the further down the slope a chimney sits, the taller it has to be. At a 6:12 pitch, a chimney 2 feet from the ridge wants 3 feet and one 20 feet away wants 7. The calculator above works it out for your roof. ⚠️ It is trade practice rather than a standard reproduced here, and your local code is the authority.
Will homeowners insurance pay for chimney repair?
That is a question about your policy and this page will not pretend to answer it — we price work, not claims. What is worth knowing is the distinction most claims turn on: policies generally treat sudden accidental damage differently from gradual deterioration, and a crown that has been cracking for fifteen winters is usually the second. Two practical points. If a storm or a lightning strike is involved, document it before anything is touched. And compare the figure against a deductible: on this model the cheaper jobs here — a cap at $901, a crown at $3,010 — are frequently below one, which settles the question by itself.
