Lead Paint Removal Cost Calculator
Dealing with lead paint runs $8 to $16 a square foot in Atlanta, and which end you land on is a decision rather than a market rate. ⚠️ Removing it is one of five routes and usually the wrong one: encapsulating 400 square feet is $3,184 against $6,332 to strip it, and simply repainting under the federal rule is $1,447.

typical · range $2,213 to $4,297 · $8.14 per sq ft · 22.4 trade hours · over the federal threshold
Over the federal threshold — 100 sq ft per room against 6 — so this is work for a certified firm with containment, daily cleaning and records kept for three years. ⚠️ That is the honest reason a certified quote is higher than the man who did your neighbour's kitchen, and what the difference buys is containment and a record rather than better paint.

Removing it is one of five things you can do, and usually the wrong one
The same 400 square feet of painted surface, treated five ways, with what each one buys in years beside it.
| What you buy | Lasts | Cost | Per year |

| Encapsulate — a coating made to lock it in | 15–20 yr | $3,255$8.14/sq ft | $186/yr |
| Enclose — cover it with new material | 25–40 yr | $4,182$10.45/sq ft | $129/yr |
| Replace the painted component | 40–60 yr | $6,500$16.25/sq ft | $130/yr |
| ⚠️ Strip it back to bare substrate | 40–60 yr | $6,398$16/sq ft | $128/yr |
⚠️ The top row is not a fifth way of removing lead — it is the cost of doing ordinary painting in a house that has it, and it is there because for most people it is the honest answer. It comes from our interior painting page, which already charges the premium for working under the federal rule: $548 more than the same job on a post-1978 house. Stripping is the dearest route and it buys the same permanence as replacing the component— for roughly the same money you can end up with a new sash or an old one scraped bare.
Six square feet a room is where the federal rule starts
Below the threshold the work is minor repair and maintenance and none of the containment is required. Above it, a certified firm, containment, daily cleaning and three years of records are not optional.
| Disturbed paint, per room | Under the rule? | Cost |
|---|---|---|
| 2 sq ft8 sq ft in all | no, minor maintenance | $961$120.08/sq ft |
| 6 sq ft24 sq ft in all | no, minor maintenance | $1,012$42.16/sq ft |

| 24 sq ft96 sq ft in all | ⚠️ yes, certified firm | $1,908$19.88/sq ft |
| 60 sq ft240 sq ft in all | ⚠️ yes, certified firm | $2,546$10.61/sq ft |
| 150 sq ft600 sq ft in all | ⚠️ yes, certified firm | $4,141$6.9/sq ft |
⚠️ The step is at 12 square feet a room, and it is a cliff rather than a slope — the same crew, the same paint, and a different job in law. Two things catch people out and neither is obvious from the number. Replacing a window is never minor maintenance, whatever its area. And jobs in the same room within thirty days count as one job, so three careful weekends do not add up to three small jobs. There is no threshold at all for the practices the rule bans outright:
- Burning or torching the paint off — Prohibited outright.
- Power sanding, grinding, planing, needle gunning or blasting — Only with a shroud or containment system and a HEPA vacuum attached.
- A heat gun — Only below 1100 °F.

Where these numbers come from
- Six square feet a room, and the two details nobody mentions
- Almost everything about what this costs is decided by one definition in the federal renovation rule. 40 CFR 745 subpart E, Residential Property Renovation (read 2026-08-23) defines minor repair and maintenance as work that disturbs
6 square feet or less of painted surface per room for interior activities or 20 square feet or less of painted surface for exterior activities
. Below that line the job is ordinary work. Above it, it needs a certified firm, containment, cleaning verification and records kept for 3 years — $1,012 against $1,634 on this model for the step from 6 to 12 square feet a room. ⚠️ Two details decide more cases than the number does. Replacing a window is never minor maintenance, whatever its area. AndJobs, other than emergency renovations, performed in the same room within the same 30 days must be considered the same job for the purpose of determining whether the job is a minor repair and maintenance activity
— so three careful weekends in the same room are one job, not three small ones. - Five routes, and the one the search term names is fourth best
- “Removal” is what people search and it is rarely what they should buy. Encapsulating with a coating made for the purpose is $3,184 here; enclosing behind new material $4,112; replacing the painted component $6,432; stripping to bare substrate $6,332. Stripping and replacing cost about the same and buy the same permanence, which is the comparison worth sitting with: for the money you can end up with a new sash or an old one scraped bare. ⚠️ And the fifth route is the one most people actually need and it is not priced on this page at all — leaving the lead alone and repainting under the rule, which our painting model puts at $1,447, or $549 more than the identical job on a post-1978 house. Modelling it twice would give two numbers for one piece of work.
- The windows, which are usually the actual problem
- Lead dust is not generated by paint sitting on a wall. It is generated where painted surfaces rub — window sashes against jambs, doors against stops — and by paint deteriorating on friction surfaces and sills. That is why replacing the windows is so often both the most effective and the cheapest thing per unit of risk removed, and it is priced on our window replacement page, not here: $10,020 for eight windows in a pre-1978 house, working under the same rule. ⚠️ It also explains why the first number to spend is the smallest one. Testing is $530 on this model and it can delete every other line — EPA, Reduce Your Risk of Lead Exposure at Home (read 2026-08-25) — because pre-1978 means possible lead, not lead, and where there is lead it is usually on far fewer surfaces than the fear suggests.
- What the rule bans, and where the numbers come from
- The most useful part of the federal rule for a homeowner is not the threshold, it is the list of things nobody may do: burning or torching the paint off — prohibited outright; power sanding, grinding, planing, needle gunning or blasting — only with a shroud or containment system and a hepa vacuum attached; a heat gun — only below 1100 °f. ⚠️ Those are precisely the methods a hire shop makes easy, and a contractor doing any of them on your house is telling you something. The pamphlet a certified firm must hand over before starting is EPA, Renovate Right (read 2026-08-25), the programme itself is EPA, Lead Renovation, Repair and Painting Program, and anything about health rather than building work belongs with CDC, Childhood Lead Poisoning Prevention (read 2026-08-23) rather than with us. Labour is official: wages from BLS OEWS for painters and for construction labourers, May 2025, retrieved 2026-08-20, benefit-loaded from BLS ECEC, with every estimated band on the dataset page and the whole approach on the method page. Rate per route: $8, $10, $16 and $16 a square foot.
- Material prices
- Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

What this figure does not include
- Repainting a pre-1978 house safely, which is the fifth route
- ⚠️ Deliberately not modelled here: it is priced on our interior and exterior painting pages, which already add a lead premium on the hours when the house is pre-1978. This page shows those figures alongside rather than inventing a second set. One job, one model, one number — two models of the same work drift apart, and a reader who compared the pages would be right to stop trusting both.
- Replacing the windows, which is often the answer
- Also priced elsewhere on purpose, on our window replacement page. It belongs in this conversation rather than outside it: window sashes and jambs are friction surfaces, friction surfaces are where lead dust is actually generated, and replacing them removes the source rather than covering it. ⚠️ Under the federal rule window replacement is never minor maintenance, whatever its area.
- Soil around the outside of the house
- ⚠️ Decades of exterior paint chips end up in the ground under the eaves, and that soil is a lead pathway in its own right — particularly where children play or vegetables grow. Testing and remediating soil is a different specialism with different rules and it is not priced here, but it is the thing most likely to be missed when only the building is treated.
- Whether your insurance pays for any of it
- One of the questions Google shows on this search, and this site is not the place to answer it: what a policy covers depends on the policy, the state and the circumstances, and there is no national figure worth publishing. It is a question for your insurer in writing, before the work rather than after.
- Anything about health
- ⚠️ This page prices building work. What lead exposure does, at what level, and what to do about a particular person is a matter for a doctor and for public health authorities, and the CDC page linked on this page is the federal starting point.
Questions people actually ask
Can a homeowner paint over lead paint?
Yes, and it is a recognised way of dealing with it — but ⚠️ ordinary paint is not an encapsulant. An encapsulant is a thick elastomeric coating sold and tested for the job, it goes on at several times the film of paint, and it will not stick to a surface that is already flaking. Done properly on sound paint it is the cheapest real route on this page: $3,184 for 400 square feet in Atlanta, against $6,332 to strip the same surface. The other thing to know before reaching for a brush is the federal threshold: disturbing more than 6 square feet of paint per room indoors, or 20 outdoors, turns the work into a regulated renovation — and preparing a surface for paint disturbs it.
Can I remove lead paint myself?
The federal renovation rule applies to firms paid to do the work, so a homeowner working on their own home is generally outside it — unless you rent the place out, run a childcare business there, or are renovating to sell. ⚠️ Being outside the rule is not the same as it being a good idea, and the rule's own list of banned practices is the most useful thing on the subject: burning or torching paint off is prohibited outright, power sanding, grinding, planing, needle gunning and blasting are allowed only with a shroud and a HEPA vacuum attached, and a heat gun only below 1100 °F. Those three are exactly the methods a person with a weekend and a hire shop reaches for. State and local rules also go further than the federal one in many places, and they are the ones that decide.
Is it expensive to get rid of lead paint?
It runs $8 to $16 a square foot in Atlanta depending on which of four routes you take, so 400 square feet is $3,184 to $6,432. ⚠️ Two things move it far more than the price per foot does. One is the federal threshold: the same work at 6 square feet a room is $1,012 and at 12 it is $1,634, because crossing the line adds a certified firm, containment, daily cleaning and three years of records. The other is that the answer might not be this page at all — repainting and living with it is $1,447 on our painting model, and replacing eight windows, which is where lead dust actually comes from, is $10,020 on our window model.
Does homeowners insurance cover lead paint removal?
⚠️ This site prices building work and will not give you a number for that one, because there is no national answer worth publishing: what a policy covers depends on the policy, the state and the circumstances, and lead is exactly the kind of thing policies carve out. It is a question for your insurer in writing, before you commission anything rather than after. What this page can do is tell you what the work costs so that you know what is at stake in the answer — from $3,184 to $6,432 for the same 400 square feet, depending entirely on which route you take.

The first of these are the jobs closest to this one — the ones that turn up in the same quote, or instead of it.
- Interior painting cost
Converts your floor area into the wall area that actually gets painted, and then into gallons, which is the one line on a painting quote you can check afterwards.
- Exterior painting cost
Prices the same house on five wall materials, because texture decides the gallons and the substrate decides the preparation hours.
- Asbestos removal cost
The decision is the condition, not the presence. Prices leaving it, sealing it, covering it and removing it, and shows why a small quote looks like a mistake.
