Crawl Space Encapsulation Cost Calculator
Crawl space encapsulation cost runs about $13,470 for a 1,200 square foot crawl space and $17,801 for a 2,000 square foot one, with a 12 mil liner, insulated foundation walls and a dehumidifier. Sealing the vents is the cheap part; what the sealing then obliges is not. Wall insulation, the rim joist, humidity control and combustion air for any gas appliance down there are priced separately here, so you can see which of the four your quote left out.

Optional. Leave it blank and we model 182 ft.
At this size the model buys 2,947 sq ft of liner to cover 2,456 sq ft of floor and wall, seals 12 vents and wraps 17 interior piers. A crawl space in an L or a U has a longer perimeter than a rectangle of the same area, and four of the dearest lines here hang off that number.

What sealing the vents obliges
Closing the vents moves the crawl space inside the building envelope, and four things follow from that. None of them is optional, and they are the lines a thin quote leaves out. Materials and equipment only; the trade hours that fit them are in the breakdown below.
- Foundation wall insulationOnce the vents are shut the walls are the thermal boundary, not the floor above.
- about $815
- Rim joist air sealingThe biggest air leak down there, and the coldest surface in the assembly.
- about $839
- Humidity controlAn unvented space with no way to dry itself is a wetter space than a vented one.
- about $2,350
- Combustion air and CO alarmAn atmospheric appliance takes its air from the space you are about to seal.
- not priced
Everyone in this trade knows this list. Almost nobody prices it line by line, which is the only way to check a quote against it.

Where these numbers come from
- Labour rates by area
- BLS Occupational Employment and Wage Statistics, May 2025, for insulation workers, labourers, hazardous materials removal workers, electricians, plumbers and HVAC mechanics in your metropolitan area. Retrieved 2026-08-20. Benefit load from BLS Employer Costs for Employee Compensation. The hours per square foot are our own estimate: no public source publishes productivity figures for work done lying down in a 30-inch space.
- The receipt your insulation contractor already owes you
- This is the one part of an encapsulation you can verify on paper afterwards, and almost no quote mentions it. Under 16 CFR Part 460, the FTC R-value Rule, §460.17 requires the installer to give you a dated, signed receipt showing the coverage area, the thickness and the R-value actually installed, and §460.15 requires the product fact sheet to be shown before you buy. With sprayed foam that receipt matters more, not less: thickness is the only thing standing between the quoted R-value and what is on the wall, and you cannot measure it once the crew has gone. Retrieved 2026-08-22.
- How much insulation your state actually requires
- The R-value that belongs on a crawl-space wall is a climate-zone question, and which edition of the energy code your state has adopted is published rather than negotiable — DOE Building Energy Codes Program, State Energy Code Methodology. It is checkable before anyone quotes you, which makes it one of the few places where a homeowner can hold a specification to a public document. Retrieved 2026-08-22.
- The combustion air question, which is not about money
- An atmospherically vented furnace or water heater standing in the crawl space takes its combustion air from that space and pushes its exhaust up a flue on buoyancy alone. Sealing the vents takes that air away, and the failure mode is a flue spilling exhaust into a space now sealed to the house above it. The CPSC Carbon Monoxide Information Center covers this class of failure and the rest of the household sources. Our answer is a priced line for ducted outdoor combustion air, a CO alarm whenever the house has any atmospheric appliance at all, and a draft test after the space is sealed. Retrieved 2026-08-22.
- Radon: why this page prices only the increment
- EPA describes sub-membrane depressurization as the technique for a crawl space with an earth floor, and lists the components in Radon-Resistant Construction Basics and Techniques; it recommends fixing a home at 4 pCi/L or above and considering it between 2 and 4, per the EPA action level for radon. The radon line here quotes the fan, the riser and the monitor and nothing else, because the membrane is already bought and paid for in the barrier lines of this same job. If you are not encapsulating and only want radon dealt with, the sheet has to be added, and that job is priced on our radon mitigation system cost calculator. Retrieved 2026-08-22.
- Fungal growth on the joists, and where it stops being a lump sum
- EPA puts the line for a homeowner at roughly 10 square feet of affected surface in Mold Cleanup in Your Home, and points anything larger at guidance that scales containment and protective equipment with the affected area. The line on this page is deliberately a lump sum for a small localised patch and will never be turned into a price per square foot: the affected surface is what governs, and that calculation belongs on our mold remediation cost calculator. Sealing a crawl space over wood that is growing something puts the growth inside the building envelope, so the order matters. Retrieved 2026-08-22.
- Federal tax credits, stated and nothing more
- The IRS Energy Efficient Home Improvement Credit can be claimed for improvements made through 31 December 2025. Work carried out after that date is not covered by it. That is the published fact and we add nothing to it: what your own return should say is a question for a tax professional. Retrieved 2026-08-22.
- Material prices
- Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

What this figure does not include
- Vermiculite insulation and any suspected asbestos-containing material
- Not estimated here at any price. Loose vermiculite in a crawl space or attic, and old pipe or duct lagging, may contain asbestos, and that is settled by testing, not by looking. Handling it is licensed, specialised work under its own rules. Putting a low number against it would be worse than putting none: get it sampled first, and price the answer separately.
- Replacing a combustion appliance, or moving it out of the crawl space
- Where the draft test fails and the answer is a sealed-combustion furnace or a direct-vent water heater, that is a separate job. There is no conversion kit for a residential atmospheric appliance. This page prices giving the existing appliance the air it needs, not buying a new one.
- Structural repairs found once the old insulation comes down
- Sagging girders, rotted band joists, failed piers and cracked foundation walls are usually discovered on the day the batts are stripped, because that is the first time anyone has seen the framing in decades. They are priced by the piece and cannot be estimated from floor area.
- A listed thermal or ignition barrier over exposed foam
- Where your inspector requires foam plastic left exposed in a crawl space to be covered, that coating or board is real money and it is not inside the wall insulation bands on this page. Which editions of the codes your state has adopted is published by the Department of Energy, and the inspector decides the rest.
- Enlarging or creating the crawl space access
- A dehumidifier and a 4 by 8 board do not pass through a 24-inch hatch. Widening a masonry opening means a lintel, cutting block and a new frame, priced by the opening and usually by a mason. Common enough to warn about, and not estimable from floor area.
- Imported fill to level a sloping crawl floor
- Yards of sand or soil, carried in through a hatch in buckets. The ground preparation line on this page pays for grading and an underlayment over the floor you already have, not for building a new one.
- Fixing why the water is there
- A liner manages vapour. It does not stop bulk water arriving. Where the cause is ground falling towards the house, downspouts discharging at the foundation or a failed footing drain, those are far cheaper to fix than anything above and have to be fixed first, or the encapsulation is sealing a wet floor.
- An interior perimeter drain tied into the sump
- Priced per foot on our french drain page, because it is cut through a slab or trenched around the footing and the excavation dominates it. Over a crawl-space perimeter it runs into thousands of dollars, and it should never appear folded into a sump line.
- Permit fees and inspection
- Some jurisdictions treat converting a vented crawl space to an unvented one as a permitted alteration, particularly where insulation and mechanical humidity control are involved, and some do not. Fees vary with no national source and are excluded rather than averaged into a figure that would be wrong everywhere.
- The dehumidifier’s running cost
- Several hundred watts whenever it runs, plus filters and a service life. These figures are an installation cost, not a cost of ownership, and the electricity is a real ongoing number that belongs in the decision.
- Pest control, termite treatment and rodent exclusion
- Frequently needed before anything is sealed, since a liner over an active infestation makes the problem harder to see and harder to reach. It is licensed work with its own pricing. Related: many termite bonds are void if the foundation wall is covered without an inspection strip, so ask your bond company before the insulation goes on, not after.
- Duct sealing, duct insulation and plumbing insulation
- Ductwork and pipes inside the crawl space are commonly worked on at the same time because the access is already open, and doing it then is much cheaper than going back. It is still separate scope, priced by duct run and not by floor area.
- Mobilisation, travel and minimum job charges
- The contractor markup in this model is meant to absorb them, and that is a modelling assumption rather than a measurement. In practice very few encapsulation firms open a file below a few thousand dollars, so the smallest liner-only scenarios on this page are arithmetically correct and may still not be buyable as a standalone job.
- Warranty and transferable guarantees
- Almost every encapsulation company sells a ten to twenty-five year transferable warranty, and it is either a line on the invoice or built into the price without being named. There is no national source for what it costs, so averaging one in would be inventing a number. Ask what yours costs and what voids it.
- Federal tax credits
- The IRS states that the Energy Efficient Home Improvement Credit can be claimed for improvements made through December 31, 2025. Work carried out after that date is not covered by it. We state the published fact and nothing else: what your own return should say is a question for a tax professional.
Questions people actually ask
Does insurance cover crawl space encapsulation?
Almost never. A homeowners policy responds to sudden and accidental damage, not to moisture, condensation, rot, mould or long-term ground water, and encapsulation is a preventive improvement rather than a repair. Flooding is excluded outright from a standard policy and needs separate flood cover, which pays for flood damage and still would not buy you a liner. Treat the whole figure as out of pocket. The one place cover sometimes appears is at the far end: where a covered event, such as a burst supply pipe, wet the crawl space, the drying and the affected materials may be claimable while the encapsulation itself is not.
How much does it cost to encapsulate a 2000 square foot crawl space?
About $17,801 in a mid-priced metropolitan area, with a range of $13,517 to $22,086, for a 2,000 square foot crawl space taken as a full job: clear-out and strip-out, graded floor, a 12 mil reinforced liner over the floor and walls, sealed vents, an insulated access door, rigid board on the foundation walls, the rim joist sealed and a dehumidifier. Strip the wall insulation out of the scope and the same job models at $14,346, which is roughly what a liner-and-air-sealing quote should look like. Swap the dehumidifier for conditioned supply air off the existing ductwork, where the ducts are already down there, and it falls to $15,324. Your own figure moves with the perimeter, not with the area alone.
Is crawlspace encapsulation worth it?
It is worth it when the space is measurably wet and it is money badly spent when nobody measured. The cheapest line in this whole estimate is the temperature and humidity logger, and leaving one down there for a season before spending anything is the only way to know whether you have a moisture problem or a smell. If the relative humidity sits high through the summer, the case is strong: wood stops taking on moisture, the floor above stops being cold, and the ductwork stops running through outdoor air. If it does not, you are buying an appliance and a running cost to solve a problem you do not have. Note also that the federal Energy Efficient Home Improvement Credit covers improvements made through 31 December 2025, so work carried out after that date is not covered by it.
What are the negatives of crawl space encapsulation?
Three real ones, and every contractor selling encapsulation is motivated to skip them. First, the dehumidifier: it is the largest single line in a default job and the only one with a permanent running cost, drawing several hundred watts whenever the compressor runs, which in a humid summer is most of the time. Second, a floor prepared badly traps moisture underneath rather than removing it — a liner laid over standing water leaves the ground under the plastic permanently wet while the space above reads dry on a meter. Third, and this is the serious one: an atmospherically vented furnace or water heater inside the crawl space draws its combustion air from exactly the space you are sealing, and taking that air away can push its flue into backdraft. That is a carbon monoxide question, it has to be resolved before the vents are closed rather than afterwards, and this calculator prices ducted outdoor combustion air as its own line for that reason.
