Inground Pool Cost Calculator

A 12 × 24 foot vinyl liner pool runs about $44,433 in Atlanta — $31,868 to $56,998 — built, paved and enclosed. The same hole is $52,418 in fiberglass and $62,424 in gunite. ⚠️ 11% of that is required rather than chosen: the barrier, the bonding grid and the pool circuits come to $4,851, and they are what a suspiciously low quote is usually missing.

The pool

Average depth matters more than it looks: it sets the wetted interior — floor plus walls, 648 sq ft here — which is what actually gets built and lined, and it sets the hole. This pool is 86.3 cubic yards dug, which swells a quarter when it comes out and leaves in 9 lorries.

The cheapest way into an inground pool and the one most people end up with. Wall panels are bolted together on a concrete collar, the floor is troweled in place and a printed liner is stretched over the lot. ⚠️ The liner is a consumable: budget on replacing it roughly every seven to twelve years, and check that figure against a quote that presents the pool as maintenance-free. Our liner replacement page prices that day when it comes.

A gate or a gap of about ten feet, firm ground, and somewhere for a lorry to stand. This is the cheap case and it is worth measuring before anybody quotes, because the answer changes the excavation line more than the size of the pool does.

Around the pool

⚠️ Set the barrier to zero only if the garden is already enclosed to the standard a pool needs, and check the gate before you do — it has to close and latch by itself, with the latch out of a small child’s reach. An ordinary garden gate does neither, and the gate is the part that fails.

The figure above is already calculated. Each step just makes it more yours, and you can stop at any of them.

What a budget actually buys

The biggest vinyl pool that fits each budget, complete: dug, plumbed, wired, bonded, paved three feet all round and enclosed by a barrier.

Largest complete pool that fits each budget
BudgetWhat fitsIt comes to
$20,000⚠️ nothing — the smallest complete pool is 10 × 20 ft$37,571
$30,000⚠️ nothing — the smallest complete pool is 10 × 20 ft$37,571
$50,00012 × 24 ft$44,549
$80,00018 × 36 ft$70,495

⚠️ The rows that say nothing are the honest answer to the question people actually type, and it is worth being plain about why. A pool advertised at a low number is a pool without the paving you have to stand on, without the barrier the code requires and sometimes without the bonding that makes it safe to get into. Those three come to $4,851 on the pool above — 11% of the whole job. Anyone quoting under them is quoting a different thing, and the gap turns up later as three separate small projects at retail prices.

Equipotential bonding grid around the shell and the equipment — materials155 linear ft$791

Together, out of $46,08111%$4,851

The bonding grid is the one worth understanding, because it is the most invisible thing on the page: a copper loop laid around the shell before the concrete goes down, tying the structure, the ladder anchors, the reinforcement in the paving and the pump motor together. It never gets seen again and it makes the pool no nicer to swim in. ⚠️ Its entire purpose is to hold everything a swimmer can touch at the same electrical potential, so that no current ever has a reason to pass through a person. It is an inspection point almost everywhere, which means somebody official looks at it before it is buried — and that is a good reason to make sure it appears on a quote by name.

Where these numbers come from

What $20,000 actually buys, which is the question people ask
Five of the six questions Google shows alongside this search are the same one with different numbers, and the industry answers them with a national range that answers nothing. So here it is the other way round: the largest complete pool that fits a budget. At $20,000, nothing — the smallest complete pool on this model is 10 × 20 ft at $36,323. At $30,000, still nothing. At $50,000, a 12 × 24 ft pool at $43,007. ⚠️ «Complete» is carrying the weight there, and it means dug, plumbed, wired, bonded, paved three feet all round and enclosed by a barrier. Cheaper numbers exist and they are pricing a pool you cannot walk around and are not allowed to leave unfenced. That is not a scam, it is a different scope — and the only defence is to compare line by line rather than total against total.
The barrier and the bonding are not upgrades
Two of the biggest lines on this page exist because the law says so, and neither appears in a brochure. A barrier around a residential pool is a requirement almost everywhere in the United States — CPSC, Pools and Spas (retrieved 2026-08-24) publishes the guidelines the residential codes are built on, and CPSC Pool Safely — the Pool and Spa Safety Act campaign (retrieved 2026-08-24) is the campaign behind the federal Pool and Spa Safety Act. That Act is also why the drain covers matter: suction outlet covers have to be compliant anti-entrapment covers and they carry a service life stamped on them — they expire, and a cracked or out-of-date one is the most serious defect a pool can have. The bonding grid is the invisible one: a copper loop laid round the shell before the concrete, tying the structure, the ladder anchors, the paving reinforcement and the pump motor together so that everything a swimmer can touch sits at the same electrical potential. It is buried the day it goes in and never seen again. Together with the pool circuits, all of this is $4,851 here — 11% of the job.
The hole, the lorries, and the gate you have to fit a machine through
A 12 × 24 pool at 5 feet average depth is 86.3 cubic yards of excavation, and soil swells about a quarter once it is dug — so what leaves the site is nearer 108 cubic yards, or 9 lorry loads. ⚠️ How the machine gets to the hole moves this more than the size of the pool does: $44,433 with clear access, $46,543 when only a compact machine fits down the side, and $49,851 with no ground access at all — which is 338.6 trade hours against 258.4. That is a ten-minute check with a tape measure before anybody quotes: how wide is the narrowest point of the route, and can a lorry stand somewhere. If the answer is that nothing can get in, it is worth pricing an above-ground pool cost against it before going further, because that is exactly where the two cross over.
The pump decides the running cost, and the wages come from the BLS
The biggest electrical load in most gardens is the pool pump, and federal efficiency rules for dedicated-purpose pool pumps have effectively ended the single-speed pump on new residential pools. ENERGY STAR, certified pool pumps (retrieved 2026-08-24) is the practical place to compare what is left, and the difference is not marginal: a variable-speed pump run slowly for longer moves the same water for a fraction of the power. On water chemistry, CDC, Healthy Swimming (retrieved 2026-08-24) sets out what it is actually for, which is worth reading once by anybody about to own some. ⚠️ A note on the labour: the BLS publishes no pool installer occupation, so this model splits the hours across the trades it does publish and that really do each part — machine operator, labourer, cement mason, plumber, electrician and fence erector. Wages from BLS OEWS, May 2025, retrieved 2026-08-20, benefit-loaded from BLS ECEC. The regional multiplier is the strong part of that; the absolute rate is the weak part, and the whole chain is on our method page. If the pool is going in beside a spa, our hot tub cost calculator prices that separately, including what it costs to run rather than to buy.
Material prices
Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

What this figure does not include

The permit itself, and the inspections
Pool permit fees vary by an order of magnitude between jurisdictions and there is no national source for them. A pool is also one of the most inspected jobs a homeowner ever commissions. Both are real costs and neither can be honestly averaged.
Rock, a high water table, or anything else underground
⚠️ The largest single risk on this page and the one no form can predict. Hitting rock turns an excavation into a blasting or hammering job; a high water table means dewatering for the whole build and, on an empty vinyl or fiberglass pool, a permanent hydrostatic problem. Ask what the contract says happens if either turns up, before signing it.
Running it
Electricity for the pump, heating, chemicals, opening and closing. Over a pool's life this comfortably exceeds what it cost to build, and it is the half of the decision that a build quote never shows. Our pool maintenance figures are on the hot tub page for spas; for a pool, assume it is not small.
Landscaping, screening and lighting the garden
Perimeter paving is included because a pool cannot be used without it. Everything beyond that edge — planting, retaining, garden lighting, a shed for the equipment — is a separate project, and several of them are priced elsewhere on this site.
A service upgrade if the panel is full
The pool circuits assume the existing panel has capacity. If it does not, that is a service upgrade priced on our electrical panel page — and it is the kind of thing to check before the hole is dug rather than after.
Replacing the liner or the plaster later
Both are consumables with a known life: a vinyl liner every seven to twelve years, a plaster finish every ten to fifteen. They are excluded from a build price everywhere, which is fair, but they should be in the decision.
Crane hire where there is no ground access
The no-access setting models the extra hours, which is nearly two and a half times the labour of an open site. It does not model the crane itself: reach, set-up, and whether the road has to be closed are what price that, and none of them can be read off a form.
What it does to your insurance
A pool changes a homeowner policy and sometimes the liability limits on it. This page prices work; your insurer prices that, and they should be told before the pool exists rather than after.

Questions people actually ask

Can I get an inground pool for $20,000?

On this model, in Atlanta, no — and it is worth being plain about why rather than quoting a range that leaves the hope intact. The smallest complete pool here, a 10 × 20 ft vinyl one dug, plumbed, wired, bonded, paved three feet all round and enclosed by a barrier, comes to $36,323. ⚠️ Prices under that are real, and they are real because they are pricing a different thing: a pool with no paving to stand on, no barrier, or sometimes without the bonding grid that makes it safe to get into. Those three alone are $4,851 here, 11% of the job. Strip the paving and the barrier out of our own figure and it drops to $36,574, which is how a low headline number gets built — and the gap arrives later as separate small projects at retail prices.

What is the average cost of getting an inground pool?

We would rather give you the shape than an average, because the average hides the decision. The same 12 × 24 foot pool in Atlanta is $44,433 as a vinyl liner pool, $52,418 in fiberglass and $62,424 in gunite — a spread of $17,991 on the same hole. Vinyl is cheapest to build and comes with a liner to replace every seven to twelve years. Fiberglass is a factory shell craned in, quick and low-maintenance, and you get the shapes the moulds make. Gunite is any shape at all, the slowest to build, and its plaster is itself a consumable. ⚠️ Access moves it too, and by more than people expect: $44,433 where a machine can drive into the garden against $49,851 where it cannot.

What is the typical cost of a 12x24 inground pool?

$44,433 on this model in Atlanta — $31,868 to $56,998 — for a vinyl liner pool at 5 feet average depth, with 400 square feet of paving round it and 100 feet of barrier. That is 258.4 trade hours across six trades, 86.3 cubic yards dug and 9 lorry loads of soil off the site. ⚠️ The line worth checking against any quote for this size is the spoil: soil swells about a quarter when it is dug, so a hole that measured 86.3 cubic yards leaves as 108, and «we will take care of the spoil» has meant a pile at the end of the garden more than once. Ask where the dirt is going, in writing.

What is the average cost to build a pool in Florida?

This site does not do state averages, and the reason is not laziness: a state is not a labour market. Florida contains metro areas whose construction wages differ from each other by more than Florida differs from Georgia, so a Florida average describes nowhere. What the calculator does instead is take your ZIP code and price the trade hours using federal wage data for your actual metropolitan area — there are 530 of them — while leaving material at national prices, because a fiberglass shell does not get cheaper by crossing a state line. ⚠️ Two things genuinely are different in Florida and neither is a wage: a high water table, which means dewatering during the build and a real hydrostatic problem for any pool that is ever emptied, and a long season, which changes what the running cost is worth. The first is excluded from this dataset because no form can predict it.

The first of these are the jobs closest to this one — the ones that turn up in the same quote, or instead of it.
