Bathroom Addition Cost Calculator
Adding a full bathroom runs about $15,438 in Atlanta — $9,963 to $20,913 — for 40 square feet, three fixtures and 20 feet of new drain. A half bath is $10,286. ⚠️ 22% of the bill is getting the drain and the vent to a place that has neither — the part no quote itemises — and below the sewer line, where a pump is needed, the same bathroom is $19,169.

The one input that changes the answer for you.
What most people picture. ⚠️ The bath is heavier than it looks once it is full and occupied, and on an upper floor in an older house that is worth a thought rather than an assumption — a cast iron bath in particular is a load the floor was not necessarily designed for.
The ordinary case on any floor at or above ground level: the drain falls to the existing house drain and nothing needs power to make it work. If it is on a floor, the run crosses joists and that is where the cost lives.
What a drain needs to work: air behind the water, or the trap siphons and the room smells of the sewer. Running a new vent up through the wall, the attic and out through the roof is the answer that is always accepted and always more work.
The three bathrooms
| Half bath | 20 sq ft | $10,690 |
|---|---|---|
| Three-quarter bath | 35 sq ft | $15,529 |
| Full bath | 40 sq ft | $15,988 |
⚠️ The half bath is the bargain here and not only because it has one fewer fixture: with no shower there is no waterproof membrane, no tiled wall and far less to go wrong. Twenty square feet is a large cupboard.

Every quote itemises the fixtures and the tiling. None of them itemises this — the drain, the vent, and whatever has to be done to the floor structure on the way. It is 23% of the job here and it is the part that differs most between two bathrooms with identical fittings. ⚠️ It is also the part with a hard physical constraint behind it: a drain has to fall about a quarter of an inch per foot, which over 20 feet is 5 inches of drop that has to come from somewhere. That is what decides where a bathroom can be, and no budget overrides it.

This is the one question to settle before pricing anything, and it is binary rather than gradual: waste does not flow uphill. A bathroom below the level of the house drain — which is most basements — needs a sealed basin sunk into the slab, a pump to lift the waste, a vent of its own, a dedicated circuit and a high-level alarm. ⚠️ It is also a maintenance item for as long as the bathroom exists, and a pump that fails down there fails in the worst way there is, which is why the alarm is not optional. If somebody has quoted you for a basement bathroom and this does not appear on it by name, that is the question to ask before the next one.

Where these numbers come from
- The part no quote itemises
- Every estimate lists the toilet, the basin, the tiling and the vanity. None of them lists what it costs to get there — the drain run back to the soil stack, the vent, and whatever has to happen to the floor structure on the way. On this bathroom that is $3,411, 22% of the job, and it is the part that differs most between two bathrooms with identical fittings. ⚠️ It has a hard physical constraint behind it, which is why it cannot be negotiated: a drain falls about a quarter of an inch per foot, so over 20 feet that is 5 inches of drop which has to come out of a ceiling below, a raised floor, or the position of the bathroom. Distance matters and it is worth stating its size honestly rather than overselling it: from 4 feet to 34 feet the total moves from $14,550 to $17,874 — about 23%.
- Above the sewer line, or below it
- This is the one question to settle before pricing anything, and it is binary rather than gradual: waste does not flow uphill. A bathroom below the level of the house drain — which is most basements — needs a sealed basin sunk into the slab, a pump to lift the waste, a vent of its own, a dedicated circuit and a high-level alarm. $15,438 becomes $19,169. ⚠️ It is also a maintenance item for as long as the bathroom exists, and a pump that fails down there fails in the worst way there is — which is why the alarm is not optional and why the pit gets cut properly rather than improvised. If a quote for a basement bathroom does not name this by itself, that is the question to ask before any other. Our basement finishing cost calculator prices the room around it.
- The vent, the fan, and the two things that rot a house quietly
- A drain needs air behind the water or the trap siphons and the room smells of the sewer. Running a new vent up through the roof is $15,438; an air admittance valve is $14,620 and comes with two conditions — your jurisdiction has to allow them, and it has to stay accessible, because it is a mechanical part that eventually fails. ⚠️ A valve sealed inside a finished wall is a smell nobody can locate in five years. The extract fan is the other one, and the phrase that matters is ducted to outside: a fan discharging into the attic moves the moisture from where you would notice it to where you would not, and what grows there is exactly what EPA, A Brief Guide to Mold, Moisture and Your Home (retrieved 2026-08-24) and CDC, Mold (retrieved 2026-08-24) are about. The third is the waterproof membrane behind the tile: tile is not waterproof and grout is not waterproof, and a wet area built without one leaks into the structure for years before anything shows.
- Adding is not remodelling, and where the wages come from
- Worth being explicit, because the search results conflate them: our bathroom remodel cost calculator prices changing what is already there, where the drain, the vent and the supply exist and get reused. This page prices bringing all three to a place that has none, and that difference is the cost. On fittings, EPA WaterSense, Bathroom Faucets (retrieved 2026-08-24) publishes which taps meet a water-use standard — the only part of a bathroom showroom conversation with a published criterion behind it. A high specification takes this bathroom to $21,887 and multiplies the fixtures and the fit-out only: the drain, the vent and the joist work cost the same whatever taps go on top. ⚠️ In a house built before 1978, opening up walls brings the work inside EPA, Lead Renovation, Repair and Painting Program (retrieved 2026-08-24). Wages from BLS OEWS, May 2025, retrieved 2026-08-20, benefit-loaded from BLS ECEC.
- Material prices
- Modelled estimates, not sourced prices. No public, machine-readable source of US residential material prices exists, and we would rather say so than pretend otherwise. Each line carries its own uncertainty band. How we estimate them.

What this figure does not include
- The square footage it takes from somewhere else
- ⚠️ A bathroom added inside the existing footprint is a bedroom that got smaller or a cupboard that stopped existing. It is a real cost of the decision, it changes how the house reads to a buyer, and it is on no invoice.
- The permit fee and the inspections
- Adding a bathroom is permitted work with at least a rough-in inspection and a final. The fee varies by an order of magnitude between jurisdictions and there is no national figure worth publishing.
- Whether the existing drain and water supply can take another bathroom
- This model connects to what is already there and assumes it copes. An old house with a small supply pipe or a partly blocked drain is a different problem, and on a septic system adding a bathroom can require the tank and field to be re-sized — priced on our septic pages.
- Water heating capacity
- A second shower in a house with one small water heater is a disappointment rather than a bathroom. Our water heater and tankless calculators price the fix.
- A service upgrade if the panel is full
- The bathroom needs its own circuit and often a second for the fan and lighting. If the panel has no space, that is a service upgrade priced on our electrical panel page.
- What it does to the value of the house
- People ask, and we do not publish return-on-investment figures. They depend on the market, the street and the year in ways no national calculator can know, and a number invented for them would be the least reliable thing on this site. What this page gives you is the cost, which is the half we can actually measure.
Questions people actually ask
How much does it cost to add a 12x12 bathroom to a house?
A 12 by 12 is 144 square feet, which is a very large bathroom — three to four times the size most people end up with. Our reference full bathroom is 40 square feet and comes to $15,438 in Atlanta, $9,963 to $20,913. ⚠️ Scaling that up by floor area would mislead you, and it is worth saying why: most of what a bathroom costs does not scale with the room. The drain, the vent, the joist work, the three fixtures and the extract fan are the same in a 40 square foot bathroom and a 144 square foot one. What grows is the boarding, the flooring and the tiling. A room that size is better thought of as a bathroom plus a lot of finished floor, and priced as those two things.
Is it worth it to add a bathroom to a house?
We price work rather than returns, so here is what we can actually tell you. On this model a half bath is $10,286, a three-quarter bath $14,987 and a full bath $15,438 — and the half bath is the bargain by a distance, because with no shower there is no waterproof membrane, no tiled wall and much less to go wrong. ⚠️ The costs that are not in any of those numbers belong in the decision too: the square footage has to come from somewhere, so a bathroom inside the existing footprint is a bedroom that got smaller or a cupboard that stopped existing. And if the house has one small water heater, a second shower is a disappointment rather than a bathroom — our water heater calculator prices that.
Does adding a bathroom to a house add value?
This site does not publish return-on-investment figures, and that is a deliberate refusal rather than an omission. What a bathroom does to a sale price depends on the market, the street, the year and what the house already has, in ways no national calculator can know — a number invented for it would be the least reliable thing here. ⚠️ What we can say is which version of the question has an answer: a house with one bathroom and three bedrooms is a different proposition to a buyer than a house with two, and that is a conversation with a local agent rather than with a calculator. The half we can measure is the cost, which is $15,438 for a full bathroom on this model, and the 22% of it that no quote itemises.
Is $10,000 enough for a bathroom remodel?
Two different jobs get conflated here, so it is worth separating them. Remodelling an existing bathroom reuses the drain, the vent and the supply where they already are — our bathroom remodel calculator prices that, and $10,000 buys a real remodel at the modest end. Adding a bathroom where there is none has to bring all three, and that is what this page prices: $15,438 for a full bath, $10,286 for a half bath. ⚠️ So $10,000 will not add a full bathroom on this model, and it comes close to a half bath if the stack is nearby and the drain does not have to cross the floor structure. The variable that decides it is not the fittings — it is where the soil stack is.
