Basement Finishing Cost Calculator

Finishing 800 square feet of dry basement with one bedroom runs about $49,601 in Atlanta — $34,754 to $64,448, or $62 a square foot. ⚠️ Two things decide whether that applies to yours. Everything here assumes it is dry: getting it that way first is about $5,321 on our own waterproofing model. And finishing costs headroom — 7.75 feet becomes 7.4.

A bedroom down here needs its own escape window, and in a basement that is a hole cut through the foundation wall with a drained window well outside it — the most expensive single item on this page. It is also what decides whether the room can be called a bedroom by an appraiser or a buyer's inspector, which is the difference between finished square footage and a nice den.

The basement

Measure the height from the slab to the underside of the joists, and again under the lowest duct. ⚠️ Finishing costs headroom — a raised subfloor above, soffits below — so 7.75 feet becomes 7.4. Most codes want about 7 feet clear in habitable space, and lowering a basement floor is underpinning rather than finishing: an order of magnitude beyond this page.

The only condition in which finishing a basement is a finishing job. Worth testing rather than assuming: tape a square of plastic sheet to the slab and to a wall, leave it a couple of days, and see whether moisture appears under it. That is free and it is the difference between this page and a much larger one.

Partitioned into a room or two, doors and trim to match upstairs, recessed lighting and soffits boxing in the ducts. What the calculator is calibrated on.

By how much you finish

Cost by area finished
400 sq ft$80/ft²$31,976
800 sq ft$63/ft²$50,588
1,200 sq ft$57/ft²$68,348
1,500 sq ft$54/ft²$81,302

The per-foot figure falls with area, as it does on any job with fixed costs in it — the permit, the heating branch and getting a crew down a staircase are the same whatever gets finished.

And by how many bedrooms

Cost by number of bedrooms and their escape windows
No bedroom—$45,715
1 bedroom1 escape window$50,588
2 bedrooms2 escape windows$55,461

⚠️ Each bedroom needs a hole cut through the foundation wall and a drained window well outside it — the most expensive single item here. It is also what decides whether an appraiser counts the room as a bedroom at all.

The rest of it

What a budget finishes, completely

Largest area that can be finished within each budget

$10,000⚠️ nothing — the smallest complete room is 200 sq ft$16,031
$20,000200 sq ft, open plan, no bedroom$16,031
$35,000600 sq ft, open plan, no bedroom$33,688
$60,0001,200 sq ft, open plan, no bedroom$58,033

⚠️ The $10,000 row is the honest answer to the question people actually type, and it is worth being plain about what “completely” means: permitted, insulated to the energy code, framed off the wall properly, wired to current requirements, boarded and finished. Cheaper basements exist and most of them are one of two things — unpermitted, or studs and batts straight against a concrete wall, which is how a basement grows mould behind a surface nobody can see. The cheapest honest way to make this number smaller is to finish less of it: one open room rather than the whole floor, and the unfinished part left as the storage it already was.

Waterproofing before finishing
Getting it dry first, on our waterproofing model$5,451
Then finishing it$50,588
Both, in the right order$56,039

Every line below assumes the basement is dry, and that is not a disclaimer, it is the order of operations. Studs, insulation and board over a wall that is passing moisture is how a finished basement grows mould where nobody can see it, and the repair is tearing out what you just paid for. ⚠️ There is a free test worth doing before any of this: tape a square of plastic sheet tightly to the slab and another to a wall, leave them a couple of days, and look underneath. Moisture on the underside means it is coming through the concrete. The figure above is our own waterproofing model on a basement this size — it is not a small number, and it is much smaller than doing it afterwards.

Where these numbers come from

This prices a dry basement, and that is the order of operations
Every line here assumes the basement is dry. That is not a disclaimer, it is the sequence: studs, insulation and board over a wall that is passing moisture is how a finished basement grows mould where nobody can see it, and the repair is tearing out what you just paid for. EPA, A Brief Guide to Mold, Moisture and Your Home (retrieved 2026-08-24) describes exactly that mechanism. ⚠️ There is a free test worth doing before any of this: tape a square of plastic sheet tightly to the slab and another to a wall, leave them a couple of days, and look underneath. Moisture on the underside means it is coming through the concrete. Getting there first is $5,321 on our basement waterproofing cost calculator for a basement this size — not a small number, and much smaller than doing it afterwards.
What $10,000 finishes, and what it does not
The question Google shows alongside this search has an honest answer and it is uncomfortable: on this model, the smallest properly finished room is 200 square feet at $15,776. Cheaper basements exist and most of them are unpermitted, or fibre batts against cold concrete, or both. ⚠️ The cheapest honest way to bring this number down is to finish less of it — one open room rather than the whole floor, with the rest left as the storage it already was — and after that to skip the bedroom: the escape window alone is the difference between $44,846 and $49,601. The finish level barely moves it: $45,930 simple against $56,957 high, because it multiplies the flooring and the trim and nothing else.
The escape window, and the headroom you are spending
A room used for sleeping needs a second way out, and in a basement that is not a window — it is a hole cut through a concrete or block foundation wall, propped and lintelled, with a well excavated outside it deep enough to climb out of and drained so it does not become a bathtub against your foundation. It is the most expensive single item on this page per unit, and it is also what decides whether an appraiser or a buyer’s inspector will call the room a bedroom at all. ⚠️ Headroom is the other constraint and it is a gate rather than a cost: finishing takes about four inches between the raised subfloor and the soffits boxing in the ducts, so 7.75 feet becomes 7.4. Most codes want about 7 feet clear in habitable space, and lowering a basement floor is underpinning rather than finishing — an order of magnitude beyond this page. Measure under the lowest duct, not in the middle of the room.
Radon, insulation order, and where the wages come from
A finished basement is living space, and radon accumulates lowest in a building — EPA, Health Risk of Radon (retrieved 2026-08-24) covers why it matters, EPA, Map of Radon Zones shows which parts of the country see it most, and CDC, About Radon (retrieved 2026-08-24) is the health side. ⚠️ A test is cheap and it belongs before the work rather than after, because mitigating a finished basement is harder than mitigating an empty one — our radon mitigation system cost calculator prices that. On insulation, the order matters more than the product: rigid board against the concrete first, studs in front of it — a cold concrete wall with humid room air reaching it is a condensing surface, and it condenses inside the wall. DOE Building Energy Codes Program, State Energy Code Methodology (retrieved 2026-08-24) tracks what each state requires. Wages from BLS OEWS, May 2025, retrieved 2026-08-20, benefit-loaded from BLS ECEC. A bathroom down there is priced on our bathroom addition cost calculator, and it usually sits below the sewer line.

What this figure does not include

Keeping the water out
⚠️ The most important exclusion on this page. This dataset prices finishing a DRY basement. Waterproofing, a sump pump, a French drain or grading the ground away from the house are separate jobs with their own pages here, and every one of them comes before this one rather than after.
Lowering the floor to gain headroom
Underpinning or bench footing to dig a basement deeper is structural work on the foundations of the house, an order of magnitude beyond finishing, and it is not modelled here. If the ceiling is below the habitable minimum, that is the conversation rather than this one.
Radon testing and mitigation
A finished basement is living space, and radon accumulates lowest in a building. Testing is cheap and the EPA publishes why it matters; mitigation, if the test comes back high, is priced on our radon mitigation page. Neither is in this figure and the test belongs before the work, not after.
A bathroom down there
Priced on our bathroom addition calculator, and it is a large number on its own — a basement bathroom usually sits below the sewer line, which means a pit cut into the slab and a pump rather than a drain.
A service upgrade if the panel is full
Finishing a basement adds several circuits. The panel is usually right there, which makes the work easy and does not make space appear in it. Priced on our electrical panel page.
Asbestos or lead in what is already down there
Older basements have pipe lagging, floor tiles and adhesives that can contain asbestos, and painted surfaces that can contain lead. Disturbing either is regulated work. It cannot be predicted from a form and it is not in this figure.

Questions people actually ask

Can you finish a basement for $10,000?

Not completely, on this model — the smallest properly finished room here is 200 square feet at $15,776. ⚠️ «Properly» is carrying the weight, and it means permitted, insulated to the energy code with rigid board against the concrete, framed off the wall, wired to current requirements, boarded and finished. Cheaper basements exist and most are one of two things: unpermitted, or fibre batts stuffed straight against a cold concrete wall — which is how a basement grows mould behind a surface nobody can see, and it is exactly the scenario the EPA guidance describes. If $10,000 is the budget, the honest way to spend it is to finish less of the floor rather than to finish all of it badly: one room, done right, and the rest left as the storage it already was.

How much does it cost to finish a 1200 ft basement?

$66,977 on this model in Atlanta at a standard finish with one bedroom — $56 a square foot, against $62 for the 800 square foot reference. The rate falls with area because the permit, the heating branch and getting a crew up and down a staircase cost the same whatever gets finished. ⚠️ Two questions decide whether that number means anything for your basement. Is it dry — because everything here assumes it is, and studs and insulation over a wall that passes moisture is a repair waiting to happen. And how much headroom is there: finishing takes about four inches off, between the raised subfloor and the soffits boxing in the ducts.

How long does it take to finish a 1500 sq ft basement?

We model trade hours rather than calendar time, and it is worth being clear that they are not the same thing: 534.1 trade hours on this model for 1,500 square feet, spread across seven trades. ⚠️ Elapsed time is longer than dividing that by a crew, and the reason is the inspections rather than the work. A finished basement is typically inspected at framing, at insulation, at rough electrical and at the end, and each one is a stop until somebody comes. Add the drying time for taped joints. A realistic expectation for a basement this size is measured in weeks rather than days, and the schedule is set by the queue at the building department as much as by the carpenters.

What are the downsides of finishing a basement?

Four, and none of them is the price. ⚠️ You lose headroom — about four inches, which matters because a basement is often already close to the 7 feet most codes want in habitable space. You lose access: a boarded ceiling hides every pipe, valve and cable above it, which is why a dropped tile ceiling is a real argument rather than a cheap compromise. You are betting on the basement staying dry, and if it does not, insulation inside a finished wall turns a wet floor into a rebuild. And a finished basement is living space, which makes radon worth testing for — it accumulates lowest in a building, the EPA publishes why it matters, and a test is cheap where mitigation afterwards is not.
